The time it takes to complete a pre-drywall inspection depends on the size of the home as well as the complexity of its build. Most take between one and three hours, but large custom homes or those with complicated HVAC, electrical, or plumbing systems take even longer. Your inspector will examine each room and each system in detail to make sure everything is properly installed and up to code.

Systems should be checked every 2-3 years or whenever signs of age appear, maintaining network integrity and safety at all times.

Prepare to leave your home for a long absence by making sure small appliances and electronic devices are unplugged. You should also shut valves to your sinks, dishwasher, and washing machine. Set your thermostat closer to outside temperatures or a minimum of 55 degrees Fahrenheit, stop your mail (or have someone pick it up), and put at least one light on a timer.

If you hire a dedicated asbestos inspector near you in addition to your local home inspector, it will cost between $200 and $800. If, however, your general home inspector happens to be certified as an asbestos inspector, they can charge you a smaller fee and tack on the cost to the home inspection. In general, home inspectors do not do physical testing, but will provide a visual assessment so you know what you are working with.

Yes, in most cases, you can back out of your offer if you’re unsatisfied with something in the inspection. However, there is usually no recourse for doing so. The only exception would be if you waived the home inspection, a somewhat common practice to get your offer accepted in a highly competitive market.
