Water damage to a foundation often starts as a slow leak or water vapor problem that worsens over the course of months or even years. Concrete pools are very durable but can crack if not properly maintained. The most significant risk is winter weather and low temperatures when water can seep into crevices and freeze. To avoid damage, use the proper winterization chemicals, and don’t completely drain your pool. Concrete pool repairs cost around $75 per linear foot for small cracks.

If your concrete steps have crumbled or chipped, you can fix them by removing any chips or flakes, cleaning and wetting the affected area, applying a concrete bonding agent, and finally applying new concrete, usually in the form of Portland cement. For widespread damage, you can consider concrete resurfacing instead. For fixing concrete spalling that has led to deep damage, you might need to remove damaged material, add structural supports, and pour new concrete into a mold.

You have different options depending on the scale of repair needed. If you are repairing minor cracks that are between ¼ inch to 1.5 inch wide and less than half an inch deep, a self-leveling polyurethane sealant would be your best choice. Polyurethane sealants dry to the touch within one to two hours. Since they come in a tube applier, you also have the option to complete the repair without emptying out your garage.

Many horizontal cracks in home foundations result from water and soil pressure from outside of the building or from a footing that is shifting. Under those circumstances, horizontal cracks are a structural problem that requires repair before they become worse and more difficult to fix. However, in very specific cases, thin horizontal cracks may simply be a cosmetic blemish due to concrete shrinkage.
