"Wilber’s painting repaired our textured basement ceiling and painted the entire ceiling. They came on time and were great to deal with. They helped discuss the situation with the insurance company, which helped us get everything approved in an expedited fashion. We would definitely recommend Wilber’s Painting to others!"

"The Perfect Touch Painting Company recently performed an excellent job of patching and painting three water damaged ceilings and walls in my home. I was impressed with the way they came out to assess the damage, offer a detailed description of what needed to be done, provide options and deliver an accurate estimate. The work crew arrived on time, worked diligently and completed the project well within schedule. I would highly recommend the Perfect Touch Painting Company and intend to use them again for future projects."

"The information provided on the first phone call was detailed on the process of re-glazing and the prices. Work started promptly and was finished in about 3 1/2 hours. The bathtub looks new again. The man who did the work was very professional. I did have to call them due to some sharp points on the non-slip surface, however, they came back out in a couple of days to buff out the points and re-apply a coat to the bottom of the tub. Now it's perfect! THANKS!"

"The work exceeded my expectations. The roof needed to be replaced and one whole wall was rotted out. He replaced the roof, used pressure treated wood for the walls and support boards. He also used tyvek. The repairs were higher quality than the original install. He even fixed the stuck latch. I was impressed with the careful quality work! Would definitely hire again."

"Clothes washer broke and flooded the basement.  Discovered the one inch of water around midnight and called KJS after turning off the water and describing the problem.  A very professional crew arrived promptly at 9:30 in the morning and pumped out the water, cleaned up the area and set dehumidifiers and fans to dry out the basement.  By Monday morning, everything was back to normal and we were able to replace the appliance.  KJS was most efficient and totally effective.  We would use them again if necessary and can recommend them to anyone in need."

Popcorn Ceilings questions, answered by experts

On average, repairing a ceiling costs anywhere from $450 to $1,750. However, there are many variables that can impact the price of this project. For example, the type of ceiling material, type and extent of the damage, and local labor rates all affect your costs. Holes and cracks are less expensive to fix, while structural issues and water damage are pricier problems.

Challenges include potential asbestos exposure, uneven finishes, or damage to the underlying ceiling if not done correctly.

Popcorn ceilings have fallen out of popularity due to their outdated appearance, difficult maintenance, and potential health risks. Ceilings installed before the 1990s may contain asbestos, which poses a serious health hazard if disturbed. As design trends have shifted towards sleeker, more modern finishes, many homeowners now favor smoother ceilings that offer a cleaner look and easier upkeep.

However, popcorn ceilings do offer some benefits, such as acoustic dampening and the ability to hide imperfections. Some people also appreciate their retro charm or find them to be a cost-effective option. Ultimately, whether a popcorn ceiling is 'bad' depends on personal preference, safety concerns, and the overall aesthetic of the home.

Using a paint sprayer is the most effective method for painting popcorn ceilings, and it's why professionals choose spraying versus rolling paint. The sprayer simplifies the challenges of painting the texture. However, we don’t recommend that DIYers try to use a sprayer indoors as it could make a significant mess. Using a paint roller on a ladder is the easiest option that results in much less mess.

In most cases, it is worth removing popcorn ceilings because they are considered outdated and can make a home more difficult to sell. Buyers typically prefer a smooth, modern finish, so removing the texture can increase a home's value and appeal. The necessity can sometimes depend on the housing market; in a competitive market, buyers may be more willing to overlook minor renovations. The most critical factor is the potential presence of asbestos, which is common in older popcorn ceilings and poses a significant health hazard if the material deteriorates. If you know your ceiling contains asbestos, you are required to disclose this when selling, which can be a major deterrent for buyers. In this situation, it is highly recommended to have a professional remove or encapsulate the ceiling to resolve the issue before it impacts the sale.
