"We are very grateful that we hired Leoni Painting. Our old house had cracked siding in several areas and Anthony worked with our budget to repair what he could and replace what was too damaged. This included locating a vendor that still had access to the out-dated sized siding. He inspected the siding delivered and sent back what was not of good quality. He also worked with our schedule, because we were going out of town. He has also been very willing to do some touch up work. He also provided us with options in selecting the stain for the house and decks. Highly recommend."

"Very easy to work with. I'd used them before but this time I got estimates from other contractors and was amazed how much more reasonable Cal Preserving was. The difference may be that the others pointed to additional steps that could be taken. Did Cal Preserving "miss" these things or recognize they weren't necessary--I'm inclined to believe the latter."

"Our townhouse needed to be completely repainted; first requiring extensive replacement of boards damaged by dry rot and broken pieces, as well as patching stucco. Luis made a rapid and thorough estimate and presented a reasonable proposal. He and his experienced craftsmen worked steadily without disturbing anyone; immediately notifying us of new findings and proposed measures. The job was done on time and our house looks like new. Luis is a quiet, confident, efficient professional, who kept us up to date every step of the way."

"We had some serious water damages that caused the old paint to bubble up and it looked hideous! Dennis ensured that they will all be fixed, and true to his word, when they were done, the walls couldn't look any more beautiful! The work was done for the living room and the parlor and took just two days! Dennis and his team were super fast and super efficient, and our house was looking beautiful by the end of the week. I have nothing but praise for these guys and wouldn't hesitate to rehire them for any future works!"

Deck Staining questions, answered by experts

A concrete overlay is often the most cost-effective way to resurface a pool deck. To do this, you’ll need to pour a thin layer of concrete over the existing pool deck, which you can customize by stamping or painting. A stamped concrete overlay provides additional traction on a pool deck that can help minimize the risk of people slipping and falling.

Wood stain is not flammable after it dries. The solvent in wood stain is what causes the liquid form to be highly flammable, but the stain drying process involves the solvents dissolving, which leaves behind a non-flammable product on your wood project. Wood stain is, however, flammable before you apply it, so you should always store partially full cans and used wood stain rags away from sources of heat and open flames.

Liquid rubber is great for waterproofing, but it can damage your deck if it’s not applied correctly. First, it can trap moisture in the wood if the deck isn’t completely dry before application.  Second, applying it too thickly can create a heavy, rubbery surface layer that peels and cracks under fluctuating temperatures. For the best results, ensure the wood is completely dry before application, and apply the liquid rubber in thin, even coats. A quick inspection every now and then will help you catch any issues early, keeping your deck protected and looking its best.

Stains penetrate wood best when it's cool and dry, so you want to avoid moisture. If the wood is wet upon application, or if it rains before the stain dries, the water will soak into the wood and displace the staining solution. This leads to a flaky and blotchy look, which is the opposite of a sumptuous even coat. Once the stain has fully cured, after about 3 days, rain shouldn’t cause you any problems.

Painted decks typically require a new coat about once every ten years. In between new coats, it's best to maintain your deck by regularly removing debris, washing it down with non-abrasive cleaners, and staying ahead of structural issues, such as loose boards and rotting wood. In some cases, painting a small section of your deck affected by damage or the sun can lower your costs and workload.
