"I don't leave a lot of reviews, but the Groundwork crew and the encapsulation work are exceptional, so here goes. We have a pretty large crawl space under our 30-year old house. The team (Wyatt, Zane L. And Volodymyr M.) worked really diligently to get the 5 day job done. They managed a huge amount of cleared-out debris, and thoroughly cleaned up all of the construction material after they installed. No sign of any dust, garbage or debris after they finished the job. Not even a staple. The encapsulation looks fantastic and it's so nice to have the area dry, insulated and clean. Oh, and they were able to install the dehumidifier in a place that is easily accessible when we need to clean the filter. Just really glad we decided to do this. Wyatt S. Went out of his way to keep us well informed of when the team coming each day, when they took breaks and when they were going home at night. He shared progress photos each day and addressed all of my concerns. I've worked with many contractors and these guys are at the top of their game."

Each year sinking foundations, cracked and buckled walls, and cracked and uneven floors affect millions of families. Buildings situated on unstable soils will settle when the foundation is subjected to moisture or poor drainage. A shifting foundation could result in structural damage and potentially, a loss of your investment. Foundation problems should be addressed as soon as they are discovered before the damage is irreversible. If you notice any of these signs, call us at Seattle Foundation Repair to protect your property value and ensure the safety of your home.

"I contacted them for work and have regretted it ever since. They pull you around and act responsive until the rubber hits the road to take action, ghosting me ever since. They billed me 900 dollars for something they did not do. They promised to bury the concrete they dug up and broke their word. I texted the owner until he stopped responding. I emailed them until they stopped responding—terrible company to work with."

"Beware of poor foam lift outcomes. They charge by the pound of foam, not whether or not your concrete is lifted - ask them. Had to take them to small claims court - Google my case and see for yourself before you sign their contract. I took them to court to generate a record for future customers, not for the money. Do your homework and consider another company."

Foundation repairs FAQs

If foundation problems are not fixed, not only do repairs eventually become very costly, but it can lead to structural damage to the house above. Eventually, if the foundation problems are allowed to persist, the foundation walls can cave in or collapse. That’s after other issues like flooding and mold have likely been allowed to develop. Although not all cracks are structural problems, some can be and even if they start out small, they can develop into major problems. The earlier foundation problems are discovered and fixed, the lower the cost to repair will likely be.

Yes, foundation repairs are worth the cost at any stage to avoid a dangerous living condition. A failed foundation can lower the value of your home by up to 20%. Whether it’s the smallest problem like a thin crack less than ⅛-inch wide, a horizontal crack, a crack letting water flow through, or a wall bowing inward, repairing foundation problems as soon as possible is worth the cost. Sometimes a temporary fix can be applied until you have the budget to completely fix the problem, but the longer the problems persist, the more costly repairs may be.

The most common first signs of foundation issues include:

  • Cracks in the foundation walls that grow

  • Signs of moisture or water leaking through cracks in the foundation

  • Standing water in the basement

  • Sagging floors or walls

  • Cracked walls in upper floors

  • Doors and windows that don’t close properly anymore

Foundation repairs cost about $5,000, on average. Typically, prices range from $2,200 to $7,800, depending on the type and extent of repairs needed. Cost factors include foundation type, home size, soil stability, accessibility, and the ultimate cause of the problem and what methods and materials are required to fix it.

If you’re noticing signs of foundation issues, the first step to fixing a foundation problem is to hire a foundation repair inspector. They will determine the problem, the cause, and the severity before recommending a course of action to repair the foundation. The method for fixing foundation problems depends on the problem and what options are available. A few possible solutions include:

  • Epoxy injections

  • Mudjacking

  • Piers made of steel or concrete

  • Jacks

  • Hydraulic piers

  • Carbon or steel reinforcement strips

  • Waterproofing materials
