Reviews of Foundation Repair Contractors Near You

NV Waterproofing & Foundation Repair
This was a diagonal crack which the contractor filled with resin. The contractor was prompt and performed the work quickly. We have had plenty of rain since the repair and have not experienced anymore flooding.

All Aspects Waterproofing
Excavated along the foundation to repair a crack in the foundation wall that resulted in a water leak into the basement. Unlike others who were trying to sell us French drains with sump pumps which probably wouldn't fix our problem, this contractor provided the repair that was needed.
- Lubomir P....
M Taylor Enterprise
Very straight forward. Matt came by to look at the crack, gave us an estimate and did the work to successfully fix the crack shortly thereafter.
- Richard H....
The Crack Man
February this year the crack man came over fixed long Hair line Crack in the corner of my foundation down in my rec room. His price was very reasonable he was very professional. Would not take any payment until he explained the whole job and He know that I was satisfied. And I'll definitely use his services again if needed I will definitely refer him to friends and family
- Keith A....
Aquaguard Waterproofing
Technician was very patient, took his time and provided a thorough evaluation on the work that was recommended. He explained his findings and suggestions in great detail.
- Chris J....
Value Dry Waterproofing
Russ, the inspector, was prompt, professional, and honest. He looked at what needed to be done and gave me his honest opinion that the work was small enough that it and could be repaired easily enough that did not justify hiring a full crew out. I respected him for not trying to upsell me on anything. Would recommend highly.
- Bryan S....
Basement Waterproofing Nationwide Inc
After contacting and setting up the appointment the company called us the day before the scheduled visit to push us back 6 weeks. When that date finally got close, nobody bothered to contact us. Finally I called the day before the new visit date to confirm the visit. I was transferred to a manager who then told me the company had decided that my location was too far away to provide service. That should have been stated before the first visit was scheduled. It should have been stated before pushing us back 6 weeks for NOTHING. Very unprofessional. That lack of communication has delayed my very necessary home repairs.

Xpert Foundations Inc
Before I tell our story I have to first say that the care we received from Luis, Maria, and their exceptional crew was second to none. I have never worked with a more compassionate, capable, knowledgeable, and hard working group of people in any of my years of dealing with home repairs. They made a very difficult and frustrating issue a pleasant experience. And in the end....fixed our problem. Our story began the day that we discovered a puddle in our carpet one day and traced it back to a floor to ceiling foundation crack in our basement. When I called Xpert Foundations, Maria listened intently as I described what I could see. She was able to explain, in detail, the likely causes of the crack and the various methods of repair. Within hours, she had me in touch with Luis, who happened to be in the area and was able to swing by to take a look. From the inside, the crack started in our utility room and worked its way up behind some complicated duct work. On the outside, the crack was just behind our AC unit. Luis walked me through each of the repair options and patiently answered all 500 of my questions. We decided to attack the problem from the inside, with the understanding that the sealant may not reach the area behind the duct work and drywall. Luis and his team were in and out in a day, leaving the area spotless and our crack sealed as far as they could reach. Then we prayed. Although the interior seal significantly reduced the volume of water, we still had some moisture. At that point, we had to bite the bullet and tackle the problem from the outside. We had our AC disconnected and Luis returned with his guys to dig to the bottom so they could seal the crack. Despite several hiccups throughout the day (a buried retaining wall and a builder negligent/ inadequate drainage system), the guys still managed to get the work finished in one day, allowing us to get our AC back on as scheduled. Luis was extremely conscientious of our time, keeping to our budget, and working towards the best solution for us. I really can?t say enough wonderful things about Xpert Foundations. They are extraordinary professionals that take pride in their work and their integrity. I would (and will) definitely recommend Xpert Foundations to my family, friends, and ?even strangers. And finally? more WATER in our basement!!!! J

They came and did an overall engineering assessment of the property and what was required to both redo the drainage and fix the crack. They were excellent. They were very good about telling you what they recommended, but also letting you know that you didn't have to hire them.
- Susan S....
Omar's General Contracting
Omar and his team repaired the cracking, dirty, and moldy concrete basement entry. They pressure washed, patched, and painted the cracks on the walls and ceiling. They also replaced the cracking concrete at the top of the stairs. The work they did extended the life of the stairway and made it usable again. They were easy to work with and incredibly efficient.

Apex Waterproofing
I had used Apex to fix foundation issues a year ago. They were superb - so good that I gave them work I had planned to use another contractor for. They added steps, brick sidewalk, stone wall, and fixed crack in the wall. All of the work was high quality.
- Sandra M....
Dico-dry LLC
Ed was very professional and up front. He consulted with me what should be expected and how the work would be performed. The quote was very fair for the work that was done. I would hire Dico-Dry again in a flash!
- Aaron L....
Basement Innovations Waterproofing
They were punctual, did the work quickly and well, and cleaned up. They provided two options. We went with the interior crack fixing although it involved more work on our part. We were satisfied with the work done.
- Alene P....
The Crack Man
Alek provided an estimate over the phone to fix a floor-to-ceiling crack in my basement where some water was seeping in during heavy rainstorms, and especially during tropical storm Sandy. He had to work in a difficult corner area and also remove my previous shoddy repair work. He did an excellent, clean job and the work took about 4 hours or so. He is friendly, personable, professional and I would definitely hire him again for a similar issue and recommend him to others.
- Jean B....
The Crack Man
Before The Crack Man's visit, water would enter the basement following heavy rain. Since he sealed the foundation crack, the basement is completely dry amid relentless rain. We highly recommend him.
- Anna P....
The Crack Man
From start to finish, this was a wonderful experience. I found Alek on Angie's List, and checked out his reviews and website. Since the picture on his website of the kind of cracks he fixes looked just like what I saw on my basement wall, I decided to call him. He was professional at all times, informative, and easy to talk with. It was clear he wanted to the fix the problem and not "upsell" me to a larger and more expensive solution. He was more responsive than the other "wet basement" contractors, and was easy to schedule. He showed up on-time, performed the work to our satisfaction, and explained his extensive warranty and when to call him if we need anything. I will recommend him to others, and will call him in a New York Minute if we have any basement cracks to contend with in the future.
- Karen B....
The Crack Man
Alek showed up on time He explained how the crack had formed and showed me where it had leaked. The actual cost was revised upward, because an extensive part of the crack had been hidden by the insulation covering the upper part of the wall. It had obviously been a substantial source of leakage and added ten feet to the repair. He estimated the length of time it would take to complete the job and was right on the money. Alek is a Construction Engineer and knows what he's doing! I have been stewing over how to deal with this crack for months, and it's such a relief to have the peace of mind in knowing it's fixed for good!
- Ruth K....
A A Action Waterproofing Inc
I called to have an estimate done on my home since there was a 1 ft crack in the cement foundation. AA sent Jason to my home to take a look. Jason arrived in the time window I was given. He was very professional and answered all my questions. Although the crack was superficial, I appreciated Jason's time and professionalism in helping me assess my problem. Would definitely call this company again in the future.

However, we may have pros in another category that can help with your project.

A house is only as good as its foundation, so when you notice a problem, be prompt in seeking foundation repair.

Common Foundation Problems

Foundations are supposed to be built atop firm ground or bedrock, with the intent that the foundations of a home will never move. Unfortunately, weather and geology do not always follow our plans. Here are the top foundation problems according to foundation repair experts:

  • Cracks and fractures — These will appear in your home's interior walls, in the foundations themselves, or in exterior brick veneer
  • Broken chimney — Masonry around your chimney will telegraph foundation problems by breaking in stair-steps along mortar lines
  • Settling or sinking — One side of your home may seem to be sinking, floors can become uneven or sloped, and vertical cracks will appear in joints, as between a wall and a floor
  • Foundation upheaval — Slab foundations are essentially a plate of concrete floating on dirt, so moisture, under-slab plumbing problems, or frost heaves can force a foundation up
  • Stuck doors; doors that will not close — A shifting foundation can put your entire house out of plumb, leading to problems with interior and exterior doors
  • Separations — As with slab foundation problems, shifting footings and foundation walls can lead to separations between counters and kitchen wall, and widening gaps appearing around window and door frames

How Foundations Fail

Foundations are not supposed to have moving parts. Yet they can fail, due to movement, in several ways:

  • The earth around a foundation can subside (drop), leaving the foundation unsupported
  • Underground water levels can drop, weakening the soil
  • The foundation can move if impacted by a sufficiently large blow (a vehicle hitting your cement block foundation, for example)
  • Freeze and thaw cycles can cause a foundation to rise, then drop, leading to cracks

How Much Does Foundation Repair Cost?

Small cracks may be mostly cosmetic, costing around $500. The average cost of a large-scale foundation repair is $5,838.

Solutions for foundation repair can range widely in costs, depending on the severity of the problem. More substantial issues require serious hardware:

  • Hydraulic piers to counter settling and sinking can cost $10,000 or more
  • Slabjacking pumps slurry under the slab to level it, at a slightly lower cost than hydraulic piering

While many home repairs are do-it-yourself projects, foundation repair is never safe to leave to amateurs.
