"Kris and his crew truly blew me away from beginning to end. I had a long search for painters and he was a breath of fresh air with his insights and honesty. What really blew me away was his team and not only their attention to detail but their energy and kindness. It was so enjoyable to be in the house with them and you can tell they enjoy one another and what they are doing. The work was impeccable and they not only fit us in during a CRAZY busy time for them but finished early!! HIGHLY RECOMMEND!!"

"Omar’s team added insulation, dry wall as well as painting and recessed lighting in an attic office that had lots of weird angles and was very hot to work in. They worked quickly, asked for input and were just very nice guys. They kept me updated on their progress and they stayed within their cost estimate. Omar always does a good job from small to other tasks. And provides fair and upfront pricing."

"If you are looking for an expert at a reasonable price, who is professional, polite and does what he says he will do call these folks. A few years ago I had someone else supposedly fix this type of stucco and it didn't last. These folks are excellent and very knowledgeable. I would highly recommend this company and would use them again in a heart beat!"

"This was a very involved plaster repair and remediation job, in a very old house. Grady is the only person (or company) who was willing to take on the job and drive all the way from Pennsylvania to our home in Northern Virginia. There are very few people who do this kind of work anymore (we really searched) and he is an expert in his field. We needed to work around his schedule, because he is in demand in the tri-state area, so it took awhile to schedule the work to begin... but it was worth it."

"If you are looking to upgrade the curb appeal at your house, look no further and hire Presidential Exteriors. My wife and I hired David Lupton + his team on an exterior upgrade project - including windows, siding, trim and gutters. We couldn't be happier with the outcome. And better yet, they delivered the project on time, while always keeping me up to date on progress + all of his team members were awesome to interact with. All around a great experience and would hire them again."

Small jobs welcome

"It has been a couple of months since the stucco repair work on my house was completed. The owner of the company was active in all the work that was done. Also, the job was done very well. He even located other potential problems and offered his services. Unfortunately, the price I paid was a bit higher than what I paid for similar repairs, so I did not have the additional work done. Given better pricing, I would recommend this contractor very highly."

"This is the second time that I have used Loayes Painting. The first time they repaired a ceiling with water damage. This most recent time, they repaired several drywall nail pops, plastered over the repairs, and painted my upstairs hallway ceiling. They also helped me to discover a leak in my guest room and determine the source of the problem. I look forward to doing business with them again."

Stucco questions, answered by experts

If contractors discover water damage, rot, or mold beneath the stucco, additional repairs will be necessary. These repairs can increase your total project cost and timeline, but addressing them promptly is essential for your home’s structural integrity. Ignoring hidden damage can lead to more severe issues and higher costs in the future.

Choosing between traditional and synthetic stucco depends on your specific needs, budget, and climate. Both options are durable, but synthetic stucco includes an extra layer that makes it more resistant to cracking and a better choice for climates with extreme weather. In hot, dry climates with less rainfall, traditional stucco is a suitable and more affordable option that is less likely to trap moisture. Synthetic stucco also offers more color options and requires less maintenance.

The best way to assess that your stucco needs repair is to inspect it, both visually and physically. If you notice cracks, chips, or staining, that’s a good indication that your stucco could use some TLC by a professional. Additionally, if you touch an area that feels soft and has a little “give,” you should consider repairing it as soon as possible to avoid further damage, both to additional stucco spots and to your home’s structure.

Stucco will dry in two to three days, but you should wait one to two months to allow it to cure fully before you paint it. The curing process is slow, but leaving the material exposed to air and natural moisture will help it reach its maximum strength. If you live in a hot, arid climate, wait a month before painting. Wait two months before painting if you live in a more moderate or wet climate.

If your windows are losing efficiency from wearing out or experiencing leaks on rainy days, it may be time to consider replacing them. Window replacement costs run between $180 and $410 per window but may be on the higher end for homes with stucco siding since stucco will likely require more time and special tools for replacement.
