"If you are looking for an expert at a reasonable price, who is professional, polite and does what he says he will do call these folks. A few years ago I had someone else supposedly fix this type of stucco and it didn't last. These folks are excellent and very knowledgeable. I would highly recommend this company and would use them again in a heart beat!"

"This was a very involved plaster repair and remediation job, in a very old house. Grady is the only person (or company) who was willing to take on the job and drive all the way from Pennsylvania to our home in Northern Virginia. There are very few people who do this kind of work anymore (we really searched) and he is an expert in his field. We needed to work around his schedule, because he is in demand in the tri-state area, so it took awhile to schedule the work to begin... but it was worth it."

"George and his crew did an outstanding job! They were prompt, courteous, professional and really seemed to enjoy their work. George came to meet with us to estimate the work and provided us a quote within 1 business day. From estimate to completion, the team completed the job in 5 business days.
After day 1 we didn't like one of the colors we had chosen after seeing it on the walls. We talked with George about it and he was very accommodating, and just wanted to make sure we would be happy with the final results. This was a big change, but George only charged us for the cost of replacing the paint.
Overall, we were extremely happy with the quality of the work and would highly recommend George's painting to others!

"Great work, walls and trim and ceilings look great. Very easy to work with, very responsive to emails and calls. Lead workman spoke English. Wonderful about adding last minute work. Very easy to schedule. Overall a great experience. I would use them again. Why not an A? Clean up was subpar. Paint splatters left on windows and switches had paint on them. Some wall plates were put back up before paint dried, so were stuck on. Other wall items were not removed for painting. I bieve I could have had them back to address these issues without a delay or problem, I had my furniture and household delivered in short order and didn't want to deal with it all. We cleaned it up. That is the only reason they didn't get an A.

"Felipe told me when they installed all the drywall in our basement that what he cared about most was that we were completely happy with his work, and that he would do whatever it took to insure this.  They installed all the basement drywall in March of this year and a few months later some cracks formed along some of the seams.  I called Alex Lemus and they were out in less than a week to repair the cracks and reprimer the finished work.  They did a full repair, retaping, remudding, sanding, and primering the cracked seams.  I was very satisfied with their response.

Lemus Contracting backs up their quality and satisfaction guarantee."

"Excellent. Carlos and I quickly agreed on a price that was a bit more than what I had hoped. After that, he was a dream contractor: he’s a perfectionist and wouldn’t quit until everything was perfect. He was very careful about not making a mess when cutting the old wall: he erected a tent of plastic sheets to contain any dust & vacuumed up afterward. He and his assistant Raul did a very careful job on the painting."

Stucco questions, answered by experts

It’s not advisable to use CLR on stucco. CLR is a powerful acidic cleaner designed for removing tough mineral stains. Stucco is a porous material commonly made of cement, lime, and sand. The acidic nature of CLR can potentially damage or etch the stucco surface, leading to discoloration or deterioration.

It is best to use cleaning solutions specifically formulated for stucco or mild household cleaners mixed with water to clean stucco siding. Always test any cleaning product in a small, inconspicuous area before applying it to the entire stucco surface.

The best way to assess that your stucco needs repair is to inspect it, both visually and physically. If you notice cracks, chips, or staining, that’s a good indication that your stucco could use some TLC by a professional. Additionally, if you touch an area that feels soft and has a little “give,” you should consider repairing it as soon as possible to avoid further damage, both to additional stucco spots and to your home’s structure.

The average cost to repair stucco is about $1,600, with projects ranging from $250 for minor fixes to $6,700 for extensive work. The price is often calculated per square foot, typically costing between $60 and $120. Some professionals may charge an hourly rate of $40 to $50. The final cost depends on the extent of the damage, the type of stucco, your home's location, and whether there is underlying damage that also needs to be addressed.

Costs for specific repairs vary:

  • Cracks: $8–$20 per square foot

  • Holes: $250–$450 per hole

  • Water damage: $30–$50 per square foot

  • Chimney repair: $60–$120 per square foot

  • Recoating: $4–$5 per square foot

While you may be able to patch small cracks yourself, it is recommended to call a professional for major repairs to ensure the job is done correctly.

Depending on the amount of damage, a stucco repair professional can repair your stucco siding in four to 12 hours. If you only have a few small cracks, that repair could take as little as one to two hours to repair. In contrast, if you have an extensive fix, like foundation or chimney repair, you can expect the process to take a bit longer. Always discuss your project expectations with your stucco repair expert.

Most homeowners can remain in their homes during stucco removal, but expect noise, dust, and limited access to certain areas. For extensive projects or if hazardous materials are present, temporary relocation may be recommended for safety and comfort. Before removal begins, seal off the work areas and use air purifiers to minimize the spread of dust.
