The rep called another employee at Shafer and asked him to bring a replacement 40 Gallon Rheem water heater, which he said would be better and more reliable than the Bradford White one I had. The two men disconnected the old heater and carefully removed it from the attic down the swing down trap door in the ceiling, then hauled up the new one and got it all connected. The work included installing an expansion tank which was required by code, new lines, better valves, and fixing the leaking drainage pipe from the catch pan. They also moved the water heater location so it properly lined up with the roof vent pipe, which wasn't even connected to the old water heater thanks to the roofers I had a few years ago who never took care of it properly. When all was said and done the work done was excellent and no mess was left behind, nor any damage I could see. I was told to give the system about 45 minutes to get hot water and the rep helped me make sure the air was bled out of the lines and water was flowing. No issues with the hot water so far. That night out of curiosity I decided to look at the prices of the new water heater they installed. Probably a bad idea. The retail cost was around $550-600! So I felt like maybe I had been taken advantage of. The invoice I was provided didn't break out the pricing of the individual items other than the water heater at $1450 or so for the water heater, the expansion tank (around $140) and the attic access (around $215). So I assumed labor and materials were built into the $1450 cost but $800+ seemed excessive. So I wrote an email to the company that night expressing my concern about the pricing and asking for a breakdown of the costs to justify the amount spent. At 8:30 the next morning I got a call from Charlie Shafer. He seemed very nice and politely explained that all plumbing companies these days are rolling all their costs into single line items, but that the $800+ included the labor, materials, and city permits required, as well as the 1-year warranty they provide if anything goes wrong. He stated he regularly compares his pricing to other vendors and strives only for a 10% profit margin. He said his prices are very competitive compared to others in the area. He also said I could have bought the heater myself and the overall cost would likely have been a bit less, but that he then couldn't warrant the system (not sure if that was just the heater, or the entire job). In any case, he didn't seem like he was out to gouge me but I still thought the price to be a bit high. Regardless, overall I'm very satisfied with their willingness to be there the same day and fix the problem, their punctuality and courteousness, the solid work they did and the professionalism getting the job done. Even the prompt follow-up call to clarify the costs. So even if turns out to be true that I spent more than I should have, there is something to be said about a job well done. I called the water company but they said most likely it was a bad hot water heater and it would have to be replaced. I looked at Angies's list and I called a few companies but no one could repair it or replace it on the weekend. I would have to wait until Monday. I received a quote from one of the companies that I had called but it was extremely high. I was quite discouraged since the prices were exorbitant in my opinion. I called Water Heater Services because it is their specialty. All that they do is repair/replace hot water heaters. I sent in a message via Angie's list to Water Heater Services and I received a phone call immediately as a result of submitting my information through their website. I received the call on Sunday and spoke directly to Mr. Witherspoon. He was very courteous, understanding and willing to work with me to correct my situation as soon as possible. We proceeded to discuss approximate price for a 65 gallon water heater and we also set a date and time for him to show up at my house. He was at my home with the water heater and required equipment to perform the job as we had agreed to on the phone. I cancelled the other appointment that I had made with another company that advertises on tv and does a variety of jobs that include replacing water heaters. Mr. Witherspoon arrived at my home ahead of me since I was at an appointment. He was very thorough in his explanation of what work was required and what actions he would take in order to replace my water heater. He and his assistant moved some items in the basement to make room for the water heater and they did put them back in place. Mr. Witherspoon finished the work in record time and knew exactly the tools and techniques of his trade. He gave me a quick briefing on the new water heater and provided a warranty card. From the start of the work, he was very open and clear as to the cost of the work. There were no hidden charges or jargon that was confusing for me to understand. He was very knowledgeable and it was obvious that he was not interested in providing additional charges because I was not an expert in hot waters. The water heater was operational immediately upon completion of the work. It took only one hour for the hot water to be produced for use. This is a great small business and very customer friendly. Mr. Witherspoon is professional and I would highly recommend him to anyone. He solved my broken water heater problem and the price was totally reasonable. "I had a problem with my AC and called them for a service appointment. John Wayne has a good reputation, so I chose to call them and they were quick to respond. The tech who came to my residence was very friendly and professional, however, he seemed more like a sales rep than a technician. After a few hours and $950 worth of work, he indicated that the HVAC system was not repairable. He created a quote for various options to install a new system. I had previously researched average costs for replacement of a 5 ton / 16 SEER system, which averaged approximately $9-10K for a reputable company with reliable brands. The first option the tech provided was for $40,600, which was a little surprising. He offered several options, with the cheapest being $10,700 for the lowest quality equipment and least warranty. He indicated that the primary difference between John Wayne and other companies is the quality and training of the employees. He also used typical sales techniques, such as “why would you feel different tomorrow” when I indicated that I’d prefer to think about the decisive overnight. During research online, I saw that John Wayne uses Amana products, which are a little more expensive but highly rated and manufactured here in Texas. I purchased a system one echelon higher than the lowest priced system for $13,700, still well-above what I was prepare to pay; however, the tech indicated that they would waive the outstanding $950 bill if I purchased the system and they would be able to install the next day. The next morning, four techs arrived, all pleasant and professional; however, only one appeared to be a trained technician, while the other three appeared to be labor for assisting and conducting menial tasks, such as cleaning the ducts. Within the first hour, two of them accidentally shattered several sconces on the chandelier in my dining room when a piece of equipment fell while cleaning a duct. They are still here in my house installing, but I truly feel like paid too much. Again, I don’t doubt that they are a solid company, but feel like was pressed by a salesman rather than a technician when I needed an urgent problem addressed. I believe I could’ve purchased just as good of a system, maybe better, from a reliable company for a few thousand dollars less."

"I called Ray Ray's plumbing for a rough-in on my new addition and if you stop reading now please don't make the same mistake I made, just find someone else. Out of the four fixtures they roughed in, three had a slope in the wrong direction, two of them leaked water from being further than 5 degrees off set, and all of them are more than 12" from the design. The owner, Leslie Ray Fewell is a joke of a man with not a single gram of dignity in his body. He will not take responsibility for any actions done under his name, his company or anyone employed by him. Once you pay him he will deny service, tell you he did not receive payment and revoke anything he can. His employees are uneducated, unprofessional and should have anything they have ever touched looked at by a third party and investigated by the Texas State board of plumbing examiners. He will take you for a run and after four+ months, you will only be looking for a new plumber to fix everything they have touched."

Water Heaters questions, answered by experts
Signs your electric water heater is failing include inconsistent water temperature, reduced hot water supply, longer heating times, or discolored water (rusty or cloudy). Unusual noises like popping or rumbling suggest sediment buildup, while leaks or corrosion around the tank signal structural damage. If your unit is over 10 to 15 years old and experiencing frequent issues, it may be time to replace it.
Unless they are connected to the same system, boilers and water heaters will both need their own expansion tanks. The only case they wouldn’t have separate expansion tanks is if the boiler is pulling double duty and managing a heating system while also supplying hot water for a home. In which case, you may not need a hot water heater.
A thermocouple is a pretty simple device. It simply tells the control valve if heat is present. Most water heaters can use a universal thermocouple, provided it's the correct length. Getting one that's long enough for your appliance is crucial for success. However, some water heater models require model-specific thermocouples, which is why it's essential to take your existing one to the store to find the right match.
Homeowners' insurance covers water heaters under certain circumstances. If your water heater is damaged due to a covered event, like a fire or burst pipe, your policy may pay for repairs or replacement. However, insurance won’t cover wear and tear, old age, or neglect. If a malfunctioning water heater causes water damage, your policy may help with cleanup and repairs, but not fixing or replacing the heater itself unless the damage resulted from a covered event.
How long do water heaters last? The average tank-style hot water heater will last 8 to 12 years, while a tankless water heater may last up to 20 years. Large families that use a lot of hot water will put more stress on the unit, potentially shortening its lifespan. Regular maintenance and repairs can lengthen the unit’s lifespan.

Servicing a tankless water heater can help it run smoothly and last for years to come. This guide explains all the factors that affect tankless water heater maintenance costs.

The number of people, flow rate, and water temperature in your home will help you calculate what size tankless water heater you need. This guide walks you through it.
