A home inspector is only required to give a copy of their report to the party who hired them. This means that only a seller would receive a copy of a pre-listing inspection report, while only the buyer receives a report for pre-purchase home inspections. You can choose to share this report with the other party, but this isn’t a common practice. As a seller, you would typically only get a sense of the most significant inspection discoveries when you receive a request for repair from the buyer.

Do a little background research on a few certified HVAC companies before choosing the best one for your job. Look for things like how long the company has been in business, and check their online customer reviews.

When choosing an inspector, also ask to see a sample inspection report. A professional inspection report should detail all the areas and components of an HVAC system, provide findings, and include any recommendations for repairs. Finally, find a contractor you’ll feel comfortable with who can address any questions or concerns you may have after the inspection.

You can look at the duct damper’s lever to see if it’s open or closed. If the lever is parallel to the duct, the damper is open. If it’s perpendicular, the damper is closed. Alternatively, you can hold your hand against vents throughout your home. If you feel air coming out, that damper is partially or fully open. No airflow likely means that the damper is closed.

While the air inside your home should have some moisture—the ideal humidity level is between 30% and 50%—too much moisture can lead to issues. Some ways to tell if there’s too much moisture in your home include condensation inside your windows, mildew growth in the bathroom or mold on surfaces, peeling paint, or an uptick in allergy symptoms.

Without regular proactive maintenance, your home and the things in it will wear out, break, or otherwise deteriorate much faster than they would with routine maintenance. Regular home maintenance also helps to prevent major problems down the road. For example, regular gutter cleaning will help avoid roof and foundation problems caused by pooling water and improper drainage.
