"We are truly sorry that you feel you had to 'track down' the report and that your water heater failure was something we could have foreseen. Please allow me a moment to respond to your concerns and hopefully resolve this matter: The 'issue that was not reported' was actually documented in the report with a photo; however, there was not a comment attached to said item. Our inspector did add a comment to the photo and resent the report to you the same day he received your call. Fifty-three days after your inspection I received a call from you and we discussed your water heater at length; I felt confident you would understand that an inspector and subsequent report can only comment on functionality of the systems at the time of the inspection. Yes, you wanted us to pay for your water heater, and I respectively tried to discuss that an inspection is not a warranty and the inspector cannot anticipate future performance or failure of a system that was operating well during the inspection. While we want to be more than fair in all our business dealings, there is no way that our inspector could have known the water heater would fail weeks after your inspection. We strive to make the inspection process thorough, educational and even enjoyable. We regret that your experience was less than stellar, and wish you the best in your new home.
