The inspector arrived early and began work.
The home to be purchased has laminate floors and older but clean carpets.
The inspector brough mats and towels to set his equipment on so as to not soil or scratch the home being inspected.
Inspection was VERY detailed. This was not one of the '2 hours and done' type jobs.
Total time was about 8 hours for a 5 bed 2500+sqf home.
In the end I received a 74 page report that not only gave me what I needed to know to assess repairs needed immediately to ensure the home was safe and livable it has provided me a project list of things to follow up on over the next year to ensure the home stays in good repair.
Due to the detailed nature of the report it can be a little daunting on first glance. From a buyer perspective that's great. The report let me know what I was walking into and provided plenty of fact based arguements when negotiating for repairs prior to purchase.
I would recommend PS Inspection to any home buyer. It has saved me thousands today in up front repairs and will over the next year as I attack the list of less sever issues that were documented.
This is the 2nd inspection he has done for me. I cancelled my purchase of the first house based on his findings. This second house us much better. I really believe he saved me from a huge mistake on the first one!
Mr. Scanlan also provided numerous referrals to contractors (some of which I'm using, and they're pretty good) and was available by email to very helpfully answer several questions I had about the house after the inspection.
Don't buy a house without him!
I was under the impression that this would conclude his paid services. I had lots of questions being a first time home buyer and despite being a technical person myself, I still was not sure about many things about a 1992 home. I learnt a lot by interacting with Mr. Scanlan over emails. To my surprise he made himself available almost all the times during the week even taking phone calls from me to discuss the report from 9pm to 11pm so that I can get things done during my option period ! I really appreciate he going that far to take care of my needs. He was very frank, demonstrated a high degree of technical capability, knowledge, awareness of finer details and flexible options. He clearly advised me when the topic fell within his domain and for other things he directed me to relevant websites or manuals or where I can get help. Throughout the process Mr. Scanlan explained well and also adhered to various TREC rules and regulations as to what an inspector should and should not do.
I really liked his report format. It had lots of useful links, photographs of all appliances and their serial numbers for quick reference, a good amount of research into each appliance's make and model number, whether its still in market and what possible issues he sees with their current state. His comments were objective and easy to understand. He also gave me all the photographs about the property that showed various areas of observation or concern (without revealing anything about the current owner - he respects privacy which is excellent) so that I can retain them for my future repair planning.
Overall an excellent experience with a top class professional.
Before the inspection: Mr. Scanlan arranged the inspection to fit my schedule, explained how long it would take, and invited me to come along.
During the inspection: He layed his equipment on towels he brought with him and had an extra pair of indoor shoes and treated the home like it was his. Mr Scanlan permitted me to go about with him on the inspection stopping and explaining items as we went or when I had a question. He brought special equipment including a thermal device to detect heat sources and make sure insulation was not missed in any walls. He spent most of the afternoon working on my home and found several significant items that were helpful before closing. He has a very keen eye and saw hair line cracks on one side of the property, matched them up with one on the other side and on a hunch checked in the middle of the house and saw a cracked tile that I could barely notice that lined up with all the others.
After the inspection: Mr. Scanlan provided a report of my home promptly and I was able to use his report to have items corrected prior to purchasing the home at the expense of the builder and not to me (which more than paid for the cost of the inspection!). What impressed me was that even after having paid Mr. Scanlan and the inspection was over, he was receptive to my questions and phone calls and continued to provide assitance and advice. Having followed Mr. Scanlan on his inspection and with a copy his detailed report, I felt like I knew the home and felt more comfortable making the purchase.I forwarded his report to my real estate agent and property manger of the house I was purchasing. Everyone, including myself, were impressed with the quality and detail of Mr. Scanlan's work. I would highly recommend and would use Mr. Scanlan's services again. You are making the right choice with Mr. Scanlan as your home inspector. Buying or selling, this is the inspetor you want to evaluate your home.
