While you can waive a home inspection when buying a house as-is, it’s not a good idea. An inspection will identify any current and potential problems with the home and give you a starting point to budget for repairs. Whether or not you use your home inspection results to negotiate with a seller depends on how badly you want the property, what you’re willing to pay for repairs post-closing, and how strong the market is in your area. If a seller has other offers to consider, they may walk away from yours if you try to renegotiate based on your inspection results. Speak with your agent, who should attend the home inspection, about the best course of action, and consider how badly you want or need the property.

Home inspections can reveal many different issues that could end up costing buyers thousands of dollars or more post-closing to rectify, so what a buyer is willing to pay for a home largely depends on the findings of the home inspection. Major issues like foundation damage or structural problems could significantly bring down the selling price. A “clean” home inspection that reveals no issues may make the home more enticing to buyers, potentially raising the selling price.

At a minimum, landlords typically perform an apartment home inspection before tenants move in and after they move out. Most lease agreements include a “right to entry” clause allowing for “inspection by the landlord.” They do this to check for damage, identify repairs and maintenance needs, and ensure tenants are following property rules.

Whether or not to buy a home containing asbestos is ultimately a decision for the homebuyer, and there are several things to consider. When in good condition and contained, asbestos is unlikely to present a health risk—it’s when those tiny fibers are loose and airborne that they become a problem. Consider any renovations you plan on doing to the home that could disturb existing asbestos and the cost of removal. If an inspection finds asbestos in a home on the market, you could negotiate with the seller for a lower price, though this isn’t a sure thing.
