Cummings Property Inspections

I can?t say enough good things about Kyle. Not only did he
come in on a day that he had scheduled off due to my time constraints, he also
took the time necessary to check every inch(literally) of the house. Most real
estate agents won?t recommend him because he finds everything! Of all the
inspections I have had done (4) he is the only one who took the time needed to
examine every aspect of the house. I would say my other inspections averaged
about 2 hours a piece and he spent over 4 hours at the house working with me to
make sure the house I was going to purchase was perfect. Even after the inspection
was done he continued to help support me and answer questions along the way. I
cannot recommend him enough. If you need an inspection choose Kyle Cummings!! 
He was on time, VERY knowledgeable, kind, helpful, thorough. (pretty much everything you want in an inspector)

It was great! I didn't know there were so many things that needed to be paid attention to when purchasing a home! He was extremely informative and didn't mind answering the one million questions that my husband and I had. He was early and took his time performing the service! My home is approximately 2100 feet so he took around 4 hours. We were informed of all problematic areas as he was performing the inspection and after. He also provided a report via email that detailed each problem he found along with pictures.

Kyle did an extremely thorough job of inspecting. He is obviously very knowledgeable about home inspection and is great at spotting where improvements or repairs are needed. 
We did not follow Kyle throughout the entire inspection, but we joined him after he had been inspecting the house for about three hours, and he spent the next hour showing us his findings up to that point. He was very patient and helpful, answering all our questions and giving us great suggestions. He was very personable and friendly, and seemed very honest, trustworthy and reliable.
His report was ready the next day, and it was very helpful. As Kyle inspects, he takes numerous pictures of his findings, and these pictures go in the report to illustrate his recommendations and point out where specific problems are. The report he submitted for us was 49 pages long, with more urgent repair suggestions in red text. At the end of the report, he summarized his most important findings. Kyle was also available to us after delivery of the report to answer any further questions we had. 
It is obviously very important to him to do a good job with integrity. I am very happy with our choice of inspectors and I would certainly hire Kyle if we are ever in need of an inspection in the Texarkana area again. I would highly recommend Cummings Property Inspection to anyone needing a thorough home inspection.

Mr. Cummings was polite, helpful, and answered all questions, he fit in this inspection for a house that is closing in the time frame needed with little notice.  We would highly recommend his services!

My husband is the type of man that judges a person by the way they conduct themselves in every day conversation...and he gave Kyle the thumbs up which says a lot! He was extremely professional a straight shooter and we would definitely recommend his services to anyone needing a home inspection.

It went very well. He came to my property and inspected the house and surrounding area. He had several suggestions about things that might need to be fixed and things that were a possible problem. This gave me a greater understanding as to what I was purchasing as far as my home and what I might need to talk to the seller about before finalizing the purchase. He was on time, friendly, and very helpful.

Showed up on time, returned phone calls and was friendly and professional.  Notified me of one concern that needed addressing immediately.  Seems knowledgeable and thorough.  Very pleased with the service of this company.

I contracted to purchase a home in the Texarkana Arkansas area the first week of August 2013.  I am new to the area so I didn't know who to use for home inspection so I went to Angie's List and found Cummings Property Inspections.  In Arkansas you are given ten days to complete the inspection so time was important and Mr. Cummings was able to come out in two days.  Per our agreement he came to the property and began the inspection prior to my arrival.  When I got there a few hours later Mr. Cummings reviewed some of his findings with me.
Mr. Cummings was very thorough and professional.  While most of his findings were very positive, he did find some things wrong with the house that I hadn't anticipated and I decided against completing the purchase. On this particular property there was settling damage that I wasn't prepared to deal with.  I would never have noticed it myself in time to avoid costly expense.
I don't hesitate to recommend Cummings Property Inspections and will avail myself of their services on my next home purchase which I anticipate will be soon as I have as yet, not purchased.

Kyle arrived on time with all the tools that he needed for the inspection. He was willing to meet me at the house on Saturday due to my working hours! The house is 2450sq/ft, built in 1929, and his price was comparable to other inspectors I had spoken with. Kyle looked in EVERY nook and cranny this house had, and invited me to follow along. He was willing to answer questions I had, and give me solid recommendations. The inspection took 3hrs, and when I received the report (this morning- so inspected on Saturday evening, report to me Monday morning!) it was 40pages with pictures along with serious problems noted in red, and easily understood by the layperson. I will recommend Kyle to everyone, and will use him again!
