Roof was installed....additional money was required due to mis-communication between T and his sub contractors.  The project was never completed.  Gutters that were paid for were never installed.  Siding that was improperly installed was never corrected.  Numerous phone calls to T were ignored or never returned.  Another contractor was hired and paid 1,500.00 to correct and re-do some of the siding that was not correctly installed and to install gutters.  I will also need to contract with a painter to re-caulk, sand and paint the posts which were not done properly.  I recently called T and asked if he considered this part of customer satisfied quality workmanship.  He said he would come to look at it but has not and I do not expect to hear from him regarding this.

If anyone chooses to work with T's Construction - I think he is quite capable of doing quality work.  Just be sure and all quotes are in writing and that full payment is withheld until the job is completed and you are completely satisfied.

Structural Engineering questions, answered by experts

In Myrtle Beach, unexpected costs during structural engineering projects often stem from additional permit requirements, engineering plan changes, or the need for flood zone upgrades. Moisture intrusion, salt air corrosion, and sand accumulation can reveal hidden damage. Bringing previous unpermitted work up to code or addressing pest issues may also arise. Seasonal weather delays and contractor scheduling challenges are common, so plan for these coastal project variables.

Helpful?

In Myrtle Beach, it’s wise to keep a digital moisture meter, crack monitors, and a sturdy level to track foundation settling or humidity issues. Stock up on hydraulic cement, waterproof sealant, and tarps for quick repairs during storms. A portable dehumidifier and anti-corrosion spray help combat salt air. Regularly document changes with a camera and notebook to catch early signs of structural damage.

Helpful?

In Myrtle Beach, combining structural engineering with upgrades like wind load reinforcement, floodproofing, or impact window installation can streamline your renovation process. Coordinating these projects helps minimize permit applications, reduces contractor downtime, and ensures all improvements meet local hurricane and flood compliance standards. Planning together also allows for better scheduling, less disruption, and a more resilient home tailored to Myrtle Beach’s coastal conditions.

Helpful?

New Myrtle Beach homeowners should begin with a wind load evaluation, foundation inspection, and flood compliance check. Prioritize upgrades like hurricane strapping, impact-resistant windows, and crawl space moisture barriers. Inspect decks and porches for wood rot or corrosion, and reinforce roof-to-wall connections. These early steps help safeguard your home against coastal weather and ensure long-term structural stability in Myrtle Beach.

Helpful?

Myrtle Beach homes with crawl spaces, sandy soil, or flood-prone elevations often present extra challenges for structural engineering. Look for uneven floors, wall cracks, or rusted fasteners—these may indicate moisture or salt air issues. Homes with multiple additions or open layouts may need special attention to load-bearing walls. If you notice these signs, seek a Myrtle Beach structural engineer’s assessment before starting upgrades.
