"From the very beginning, Scott Gunter, the Hixon Company Representative, came to our home well prepared and with plans for an outdoor screened porch and to have a new roof installed. Scott delivered as he said he would, on time, and the best workmanship we could afford. Once here, theHixon crew went right to work. They were on time, quick, but yet, efficient. We couldn't be more happy with the roof. We did install a quality roof with architectural shingles. It was done in two days. There were many, friendly and efficient workers, all here at the same time. They worked very hard and were relentless in their efforts to please my wife and me."

"There were several broken shingles on my roof. The crew from Bauer Roofing company arrived on time after assessing the issue and repairing the damaged shingles. They examined the entire roof to make sure there were no more issues. They were knowledgeable, and they gave thorough explanations. The price and service speed were both acceptable. Fantastic work!"

Roofing questions, answered by experts

In Columbia, homeowners often face extra costs for replacing rotted decking, upgrading attic ventilation to meet city code, or repairing water-damaged structural elements. Disposal fees for old roofing and costs for temporary weatherproofing after storms are also common. To avoid surprises, request a detailed inspection and discuss potential code-related upgrades with your contractor, as required by the Columbia Building Services Department.

Helpful?

In Columbia, a permit from the Columbia Building Services Department is required for full roof replacements, major repairs, or structural changes like adding skylights or dormers. You'll need to submit detailed project plans and contractor credentials. The department may require on-site inspections before and after work. For the most accurate requirements, consult the Columbia Building Services Department before starting your roofing project.

Helpful?

In Columbia, roofing materials should be chosen for their performance in humid, storm-prone conditions. Asphalt shingles with algae resistance are popular for their adaptability to local weather. Metal roofing is a strong choice for durability and energy savings, especially in areas with frequent sun exposure. For historic neighborhoods, clay or concrete tiles are common. Always confirm materials meet Columbia Building Services Department standards for wind and UV resistance.

Helpful?

In Columbia, be cautious if a roofing contractor lacks a valid license from the South Carolina Department of Labor, Licensing and Regulation or cannot provide proof of local insurance. Watch for vague contracts, unusually low bids, or pressure to sign quickly. Always ask for recent references from Columbia-area projects and verify that your contractor is familiar with local permitting through the Columbia Building Services Department.

Helpful?

In Columbia, most asphalt shingle roof replacements take one to three days, while metal or tile roofs may require up to a week, depending on roof complexity and weather. Local contractors often recommend scheduling projects outside peak storm season to avoid delays. Always confirm your contractor's projected timeline and ask if they factor in time for permit inspections by the Columbia Building Services Department.
