The front door was a major issue. I have a 1950s home that is not built with newer construction practices and standards. They gave me a price of $300 for installing a new door, but it was not straight forward. The new door did not slide in easily. They had to re-frame the door to get it installed. Then they needed to install new molding. They used modeling on most of the door but there is a piece of about a foot that they just used some plain board. Then, the existing storm door didn't fit after the re-framing and they told me I needed a new storm door and they would take responsibility for installing it. But, they would need to come back to finish it and put a second coat of paint on the new front door. I paid $500 rather than $300 originally quoted (plus I have to buy a new storm door) $200) because the job was more complicated and that seemed fair. Now, after 1 full month of calling, arranging appointments and having them cancel, sometimes when they are an hour or more late to the appointment, the job is still unfinished, I bought the new storm door they said I needed, In my last conversation with one of the Lorick brothers, they told me that they don't think that the can install a storm door on my older home. I asked them to come at look at it (it had been a month after all) and consider, but they ignored my request to come and talk it out and disregarded statements that I would share my disappointments. i am out $100's more than I intended to spend on this work.

As for Willm's crew: excellent for adding additional supports to the foundation and carpentry work. However several annoying omissions: in the new dryer area that Willm's crew constructed, no dryer vent installed which would have required cutting drywall for the vent and running a flexible dryer tube 10-20 feet in the crawl space to the outside of the house, two bathroom vents were vented into the attic rather than outside (future moisture problem), an old or vintage paneled door was installed backwards so that I had to re-cut for the mortised lock on the other side of the door (I was told it fit better that way. But I am not convinced that it needed to be flipped; changing the mortised lock was inconvenient at best). I give an A+ to the tile guy for the bathroom tile (thanks, Cooley) and a B- to the plumbing subcontractor (the company with the yellow rubber duck on the truck) B- because they followed suit hooking up the bathroom supply lines (in both baths) hot and cold reversed because the hot water heater supply-out pipes had them reversed. Months later I had the hot water heater replaced and the plumber had to switch over the hot and cold supply lines in the 2 bathrooms since the new water heater was now hooked up properly. Finally, as a home owner with (then little knowledge of the workings of plumbing, electricity, etc.) I would have appreciated a warning that my existing gas hot water heater was vented into an old chimmney which has crumbling mortar, allowing carbon monoxide to escape into the attic. A subsequent HVAC (not affiliated with Willm's subs.) alerted me to the carbon monoxide problem which I solved by replacing with an electric water heater. Okay, really one last comment: I took a break in the Willm renovations which allowed me time to ID some of the problems. Then I had a delemia about finishing up the contracted work with the Willm company. In anger and frustration with the problems, I hired someone else to do the fixes because I had lost trust in the Willm afflilates, esp. the electrician. So settling up $$ with Willm after the final inspection was not satisfactory for me and probably not great for Lee Willm either."},"url":"https://www.angi.com/companylist/us/sc/columbia/willm-construction-inc-reviews-2333722.htm"},"position":7},{"@type":"ListItem","item":{"@type":"LocalBusiness","name":"HAWK'S CONTRACTING","address":{"@type":"PostalAddress","addressRegion":"SC","addressCountry":"US"},"review":{"@type":"Review","author":{"@type":"Person","name":"Matthew D."},"reviewBody":"Hawk's initially installed my new roof and repaired interior damage from roof leaks. I also contracted him for a partial kitchen re-model shortly afterwards. His pricing was VERY competitive and reasonable for both jobs, and I found him to be trustworthy. The price stated above includes the total for BOTH jobs including materials. He removed the old roof -several layers-, made signficant repairs to the exterior and interior of the house from roof leaks, and installed the new roof. Repair work included carpentry, flashing around the chimney, ceiling fan install/some electrical work, and sheetrock/drywall repair inside.
He did this job so well that I also had him help with a partial kitchen remodel a couple of weeks later. He removed an old sink and cooktop, precision-cut and installed new laminate countertops, a new sink/faucet with all new plumbing, new below cabinet lighting and new glass tile backsplash. He did a great job on the kitchen, and the glass tile cutting/fitting was quite a challenge, as was managing the countertops. Hawk's did very good work with both jobs. He's proficient at carpentry, roofing, plumbing and small electric. I did hire a separate painter to complete some of the more intricate parts of the paint job (or did it myself), as detailed painting wasn't his strongest suit. Awfully nice guy. I can't stress how important it was to know that he could be trusted with free access in and out of the house over a several week period doing both jobs. I'm planning to hire him again to do some repairs on my shed if he'll take such a small job! Our charges have never varied from the estimate. An estimate from Palmetto Decorators will probably not be the lowest one you will receive, but you definitely get high quality work and attention to detail. We asked them to use high gloss paint on our interior trim and they did a beautiful job! Their painters are always neat, honest, friendly, and particular about their work. The most recent job cited above was no exception. Pressure washing was carefully done to avoid water leakage into our home. Sufficient time was devoted to carpentry work and prep work. After completion of the exterior painting, the house was carefully inspected in our presence to confirm that the work met our expectations. Emmett is a great guy, both to be around and to work with. He did a great job on my house (both attic and crawlspace insulation) and in our unfinished work shed. He provides reasonable, cost-effective quotes for very good quality work. I would certainly recommend him.

"We had lived in our home for almost 29 years and what started out as a minor job to repair our livingroom floor turned out to be a major repair for almost our whole downstairs because of termites. A&B started the job and were very professional and took good care of us while the work was being done. They kept us up on the work being done and used top notch professional people to treat our home for the termites, rebuild our floors, walls, insulation, electrical work, sheetrock, painters and a new HVAC system. They are truly givers and not takers! Shane, the Field Manager, was very knowlegable, professional and made sure we were pleased with the work that was done. They did an excellent job on the rebuild and we highly recommed A&B Building Group for any job that you may need, small or large. We are so glad to get our home back and it is much better shape and nicer than when we first bought it! It looks like a new home! I give them more than 5 stars! P. Warren"

FAQs for contractor service projects in Columbia, SC
Generally, general contractors charge between $50 and $150 hourly, though not every contractor charges by the hour. If charging based on the project, you can expect a markup of 10% to 20% of the construction cost. You can expect to pay between $300 and $500 daily if charged by the day.
General contractors are the ones that coordinate home construction projects. They are in charge of the day-to-day oversight of the subcontractors to ensure that the project is completed on time and to resolve problems as they arise. General contractors:
Complete pre-construction planning, both with the customer and crew
Provide realistic cost estimates
Develop construction timelines
Ensure deadlines are met
Acquire permits as needed
Purchase supplies and materials
Before hiring a general contractor for your home project, it’s a great idea to write down a list of questions to discuss with each prospect. Some example questions to get you started include:
Which types of insurance do you carry?
Can you provide a list of references?
What is the expected timeline for this project?
How will my project be supervised?
Will you hire subcontractors for the job?
What is the best way to communicate changes?
Will you obtain all of the required building permits?
While city and state laws vary on general contractor licensing requirements, hiring an unlicensed general contractor could lead to poor quality work, costly future expenses, and potential code violations. Be sure to check our state licensing tool to review the local general contractor guidelines for your area.
As you browse our pro listings, take note of the “Angi Approved” badge. Angi Approved businesses meet our standards for certification which include:
The owner, principal, or relevant manager passed a criminal background check
Required to have applicable state and local licenses
Maintain an average star rating of 3.0 or better on our network, if they have at least one review
Paying to advertise their services
Meeting any other eligibility criteria required by Angi
Keep in mind licensing is different from certifications. A license is a legal requirement to operate a business, while certifications are voluntary.
Yes, most general contractors require a down payment for project completion. A reasonable down payment for a contractor is 10% to 25% of the total project cost, though that will vary based on project size and location. The down payment helps cover the upfront costs of materials and permits and helps ensure payment for the project at hand.
