"Had a good experience overall. They had an opening in the schedule so were able to start quickly. Property had some plumbing buried in the floor that the crew had to work around and it was all done without any issues. Crew was professional and easy to work with. Haven't had any water issues since the drain and sump were installed several months ago--despite several big rains."

"I signed up to have a modular log home built on an existing foundation. The builder had a number of specifications that needed to be met to get the foundation ready for the new house. I contacted 8 other companies, but no one could help me with my long list of tasks. When I finally got ahold of Highlander Waterproofing, I started by telling them I was a problem child. I listed all the work that needed to be done and Mike told me that nothing on my list sounded sounded scary. I got a couple of visits from Mario, the manager, and Mike, the senior engineer, and one of their senior job bosses. They were all knowledgeable, helpful, positive, and suggested that I use steel supports instead of concrete to save space. Work started in August when Dewey and JT started knocking off the top 2 courses of block. "The Gents" - Dewey (the job boss) Devon, Jimmy, Matt, and Dave - did wonderful work. Because of Murphy's Law, we had to knock some walls down and rebuild them because of bowing, and we ended up adding an internal French Drain. They set rebar, poured tons of concrete, dug footers, put up steel support beams, installed glass block windows, put down sill plates, and rebuilt the front where the garage doors will be. I cannot even begin to say how pleased I am with the work they did. And they were a lot of fun to boot! They let me video them daily, tease them mercilessly, and they had the good grace to laugh when my dog made off with their breakfast jerky. There is still some work to do when the house actually gets here in April - insulating the outside wall, backfilling, putting the sump pumps in, rebuilding the center wall, and digging footers for the porch. I have absolute confidence in Highlander Waterproofing and "The Gents." I would recommend them highly and with no reservations to anyone who needs foundation work. I will add to this post with the final pictures in April."

"In the last few years, we've been getting huge puddles of water all over our basement floor. Never happened before. Some stretched all the way across the floor. Took hours of work with a shop vac to suck it up and days for the floor to dry. In mid-September, we hired Once & Done Waterproofing. They had the lowest price and specialize in our kind of problem. Work was completed in just one day and very tidily done. Very hard-working crew. But it was a leap of faith waiting to see if that work would be successful. Didn't rain for weeks after the sump pump system was installed beneath our basement floor. Weâ ve now had two really heavy rains. The floor remained bone dry after each of them. A little bit of water still did come in at the base of the outside basement entrance, as expected, but it got no further than the drain they installed in the floor at the door. The real test may not come until next springâ s monsoon season. But so far, so good. Based on preliminary results, I would not hesitate to hire them."

"Excellent work. Right after the installation, hurricane Ida hit. Not a drop of water. It all went to the French drain system, if anything penetrated. The smart jacks will prevent further buckling in the house due to secondary settling. Kudos to Andrew Troy and Matt!"

"When we purchased our home a year and half ago, the crawl space in our home was in pretty bad shape. It was poorly insulated, was retaining higher humidity and full of debris from the previous owner. As the following year progressed, we started getting a little water from time to time due to heavy rains. During this time my wife and I realized it was time to do something about it. Last October 2021, I started getting quotes from various local basement contractors, Basement Guru's was one of them. When I called Basement Guru's, they responded quickly and were able to set up a consultation in a matter of days. Dan Kelly (Proprietor) came out to my home and conducted a vigorous evaluation of my crawlspace. While interacting with Dan, he took the time to really explain the situation in my crawlspace and together we created a plan of action that I felt comfortable with. Additionally, Dan was extremely competitive in his pricing when compared to other quotes. Within a couple of days, my wife and I agreed to the terms and went forward with Basement Guru's. Due to high demand, Dan's team started about a month later but they were swift and had the job done in only two days. I was extremely impressed with how fast Basement Guru's worked and attacked the project. In the end, we had all debris removed, a French Drain installed, Sum Pump, sprayed our floor joists with an anti-microbial, insulation installed between the floor joists, rebuilt a wall dividing a room, Regrouted, Parged foundation pillars, installed a vapor barrier and roughcasted my stone foundation walls. Additionally, we had a dehumidifier installed. As of February 2022, our crawlspace has been dry and maintaining good humidity levels. In the end, the only negative we had during the project was was a small clean up issue. After addressing this problem with Dan, he was quick to respond and compensated the clean up costs. I would highly recommend Basement Guru’s for all your basement and crawl space needs!"

Foundation Drain Installation questions, answered by experts

Not all window wells have a formal drain, but they all require a method for water to flow away from the window. Some wells are connected to an interior or exterior drain tile, which is the most effective solution. Others rely on a deep layer of gravel or crushed stone that allows water to filter down into the soil.

However, if a window well lacks a proper drainage system, it can lead to basement seepage, costly water damage, mold growth, and potential foundation damage. This is especially true in areas with heavy rainfall or expansive soil.

If your window well doesn't have a drain or is not draining quickly enough, you have a few options. For gravel-based systems, the stone may have compacted and needs to be improved. For a more robust solution, you can hire a plumber or window installer to connect the well to a drainage system. This can also be a DIY project using a shovel or auger.

French drains and yard grading systems are two highly effective ways to fix standing water around the foundation. Since the French drain uses a perforated pipe covered by gravel, you won’t have to worry about water taking the soil away from your foundation. Meanwhile, yard grading levels out the ground to prevent water from gathering around your foundation.

Whether to waterproof your basement from the interior or exterior depends on several factors, including your budget.

Exterior waterproofing is generally considered the superior method because it stops water at the source, preventing it from seeping into and damaging your basement walls. This approach offers the most protection, making it ideal if you use your basement for storage.

By contrast, interior waterproofing is often less expensive and requires less labor because the area is more accessible.

For maximum protection against water leakage and moisture, applying waterproofing measures to both the inside and outside is the best solution. However, if you must choose only one, stopping water from the outside is the most effective approach to preserve your foundation and prevent damage.

In most cases, standard homeowners insurance policies do not cover damage from a sump pump failure or overflow. Coverage for water damage is often limited to sudden, unexpected events like a burst pipe that was not caused by negligence. To be covered for sump pump issues, you will likely need to purchase a specific rider, endorsement, or additional water backup insurance. If your insurer offers this type of coverage, they may require proof that your sump pump is regularly maintained.

No, you can’t drain your sump pump into your home’s sewer system. In fact, it’s against the law in many places because dumping extra water into a municipal water system can disrupt or overwhelm the treatment process. And for similar reasons, you shouldn’t discharge a sump pump into your septic system, either.
