"I needed a foundation crack repaired and scheduled for Ram Jack, along with 2 others, for quotes to get that repair done. After receiving a quote from another business, to the tune of $53,000 for "other problems discovered", I had Ram Jack come out and did not tell them what the first place said. After they crawled under the house, took measurements, etc, they found nothing wrong with the foundation, advised me that I was not in need of their services, and provided me with the names of a few well-known and trustworthy local businesses that could repair the foundation crack. I cannot tell you what a relief that was and how impressed I am with the Ram Jack's honesty and integrity! They are definitely on my list of trustworthy people to deal with in the future, if / when needed!"

"Came right away as they were working in the neighborhood. Quickly fixed a problem with a slow draining sink and told us to buy a new faucet for the kitchen which they will install. Didnâ t charge for the visit. Obviously not going to gouge us which is refreshing!"

"I researched 4 companies to fully encapsulate a crawlspace damaged by flooding and rats. I also did a lot of research into possibly doing it myself so i knew what to look for. John's was the most expensive, but they were all in the same general ballpark. I was put off by some of the competitors marking insulation as "extra" and not including in their initial estimate. Insulation is required! John's costs a bit more but you get more too: John's insulated the entire floor with wrapped foam pads, dug a drain trench around the entire perimeter, jacked up every concrete pier to slide vapor barrier underneath the posts, and used proper mechanical fasteners on all of the wall insulation boards. Every nook and cranny was sealed with spray foam. The workers were amazing. They did not cut any corners. They nipped and tucked every tight little spot and never complained or made excuses. They built a plastic clean-tunnel every day and took it down down every afternoon. They did not leave behind trash. My crawlspace is clean enough to literally eat off the floor now. I would recommend John's if you want your job done correctly."

"We were very impressed with Landon and Service Plus Plumbing. The whole process was so quick, easy, and affordable. We needed to have some work done for our laundry drain, plus a few other projects, and he called me within minutes to set up a time to come out and give us a quote, free of charge! He was super thorough with the quote and explained everything in detail. Once we scheduled the work, he went above and beyond to get it done properly, on time, and on budget. He even fixed our bathtub drain as a bonus. I couldn't recommend Landon and Service Plus more - he is coming out in a few weeks to complete the other projects and we couldn't be happier with his service and the work that he has completed so far!"

"I thought the drain in my upstairs shower was leaking. Sutherland send Sean out to look at it. Turns out, the drain was fine. The problem was a crack in the fiberglass lining of the shower floor. To his credit, Sean honestly told me I didn't need a plumber, but I needed someone to replace or fix the fiberglass. He was honest and did not do work that was unnecessary. I can't tell you how grateful I am for business people like Sean. BTW, communication with this company was seamless and professional. If I need a plumber in the future, these are the people I will call!"

"Fixed incorrectly installed piping under kitchen sink that was letting sewer gas out whenever the sink backed up while just running the water for a few minutes to rinse dishes. Completely re-plumbed the entire setup and connected it directly to the main drain, as it should have been before we bought the house 6 years ago. Also hooked up a sink in the bar area that had never been plumbed before. Estimate was fair and communication about the repair visit was easy. They had to re-schedule once due to an extenuating circumstance, but they were prompt to notify me and came out for the repair a few days later. They even tied in my reverse osmosis water system directly into the drain setup. It’s all been working great. No more sink back ups and no more sewer smell."

"I had a clogged kitchen sink. I tried a variety of methods but the clog got worse. Sewer Renewal Specialists sent Tony to assess the problem and unclog the drain. Tony identified a cleanout right under the sink and unclogged it using a plumbing snake through that cleanout.. The water drains fine now. I'm happy with the work done and with the company's prompt response to my issue."

Foundation Drain Installation questions, answered by experts

Your sump pump will discharge water through a discharge line or pipe. The discharge line should be placed at least 10–20 feet from the foundation to avoid any issues.

Installation typically takes 3-7 days, depending on the system and site conditions.

A sump pump's lifespan is typically 7 to 10 years, though the general range can be anywhere from 5 to 15 years. The specific type of pump is a major factor: pedestal sump pumps last an average of 20 to 25 years, whereas submersible sump pumps last between 5 and 15 years. While pedestal pumps are less expensive to service, they are also louder and more prone to clogging.

Several other factors influence longevity, including the pump's quality, usage frequency, and maintenance schedule. A high-quality pump that is well-maintained in a dry climate may last for two decades, while a lower-quality, poorly maintained pump in an area with a high water table or frequent flooding may fail in six years or less.

Regular maintenance, including annual inspections and tuneups from a professional, can significantly extend the pump's life. It is time to consider a replacement if your sump pump runs constantly, cycles frequently, shows visible rust or corrosion, or trips a circuit breaker. As a preventative measure, many homeowners replace their pumps every eight years. It's also worth noting that a manufacturer's warranty can indicate expected lifespan, and some home insurance policies may not cover water damage from a pump that is past its recommended replacement date.

The difference between an ejector pump and a sump pump lies in their purpose and design—an ejector pump functions to remove liquid gray water and soft solid sewage waste from your home. If you have a laundry room or bathroom in your basement, an ejector pump for your sewage tank prevents sewage from backing up in your washing machine or bathroom’s drains.

A sump pump is designed to remove excess groundwater that may enter your home, either due to flooding or periods of heavy rain.

If your basement often leaks after heavy rain, it’s probably caused by hydrostatic pressure. When the ground is saturated with water, it can put pressure on the exterior of your home’s foundation, causing cracks in the basement wall and pushing water through any existing weak spots. Over time, hydrostatic pressure can cause structural damage to your home.
