We didn't know where to turn as far as having the appliance repaired as our home warranty company was unable to locate a local service provider. After studying our options on Angies List, we decided to call Duane with DMG Appliance Repair. He returned our call within hours and offered to come out almost immediately. This man is top notch. He is obviously very knowledgeable and handled every detail beautifully. We highly recommend Duane and thank him for an excellent service experience.

He took a lot of time with me over the phone and email explaining the radon testing process. When it was time for the test to begin, he was extremely thorough in making sure everything was set up correctly and that our home was closed properly. He even allowed us to run the test for one extra day because some workers on our home had pulled the weather stripping off of the front door to paint. B.K. even offered advice to us on things we need to look for with our new home while it's still under the warranty period. Outstanding company, great professionalism, service and price. I was also very pleased to know that our radon levels were well below 4 as we initiated the test on our own to be sure our family had safe levels in our new home that we built. We will be using King Home Inspections again once we are at our 10 month mark in the home for a complete home inspection. Thanks!! I received a call from the Plumber within 5 minutes of posting. He happened to be 15 minutes away and checked the problem and gave me an estimate for repair, which he did that day. I was working with a Home Warranty company and he took the tie to describe the problem with them so I could...

So it looks like in the reviews after 2020 everything is 1 star so disregard the 4 + stars overall because that is not this company any more. Slow drain in basement floor causing water to backup in my basement. It was also to slow to do laundry. I contacted my home warranty company HSA and...

Great company. Have had their warranty for over 20 years. Excellent service when called. We picked up the warranty when we bought our home and they stand by it 100%.

They showed up on time and were very professional. They attempted to fix things instead of just upselling services to me. In fact, they helped me locate the warranty on one of the parts in my unit.

"Nationwide sent a company called Paul Davis Restorations into my house without my prior approval or acceptance. I was told to sign their paper when they got there or work would not get done. Nationwide forced them on me. This is some kind of scam going on between these two companies. They wanted to pull up bathroom floor because of feces being on the floor. My house was built in 1955 and they were aware of some mold in the bathroom. They pulled up 4 layers of flooring without doing the remediation correctly. Contaminating my whole house and me. I have never been so sick in my life. They lied about my coverage, tried to trick me into signing papers I would never sign and pretty much wrecked my house. Probably a total loss. Thanks Nationwide and Paul Davis Restoration out of Flowery Branch. #notonmyside"

"Buyers Beware – Total Waste of Money We purchased the premium home warranty package through Home Warranty Inc (homewarrantyinc.com) when we bought our home in October 2024, including the add-on for sprinkler system coverage. As anyone familiar with North Dakota knows, sprinkler systems must be winterized in September or October to prevent freeze damage. Ours was professionally blown out as soon as we moved in. Fast forward to spring—sprinkler systems in this region typically aren’t used again until late May, after the last freeze. We hired a professional sprinkler company to perform the spring startup and inspection. They found that multiple valves weren’t working properly. I filed a claim with the home warranty company immediately. Despite having the coverage, they denied the claim, saying it was a "pre-existing condition." That’s absolutely ridiculous, considering the system was winterized upon move-in and wasn’t even operational until months later. To make matters worse, this company has no partnered service providers in our town. You're expected to find your own technician, and good luck finding one who’s willing to work with them. Even if you do, you're likely stuck paying a significant amount out of pocket if anything needs to be replaced. This company is a complete scam. They take your money and leave you high and dry when it actually matters. I would never recommend them to anyone."

FAQs for home warranty projects in Willoughby, OH
Many benefits come with buying a home warranty when selling your home, but there are drawbacks to consider, too.
Pros
Peace of mind of home repair coverage
Incentive for buyers
Transferability to new owners
Prevent post-sale issues
Cons
Expensive cost
Exclusions of certain features or appliances
Coverage limits
Often difficult to understand
Potential wait for claim service
On average, a home warranty costs about $1,100, ranging from $80 to $8,300, depending on your home size and its features, type of home warranty plan, and the coverage included. Your home’s location also factors into the cost of a home warranty, with areas with a higher cost of living experiencing increased warranty costs.
Additional cost to consider include:
Deductibles: $75–$125 per call
Add-ons: $2–$35 per month
Premiums: $200–$1,200 per year
Several factors make a home warranty worth it or not, especially the age of your home and the condition and age of the appliances in it. If you buy an older home with most or all original appliances, a warranty may be worth the investment as these home features are more likely to need repairs or replacements. However, if you’re buying a new-construction home, a warranty may already be included, and you may not need to use it for several years. In this case, purchasing add-ons may not be worth the cost until a few years later.
Offering a home warranty when selling can make your property more appealing to potential buyers. The warranty gives them peace of mind that many systems or appliances will be covered if they need to be repaired or replaced in the near future. Additionally, the home warranty may cover problems that arise during the home sale, such as a leaky roof or water in the basement.
The main types of home warranties cover the basic essentials, but additional plan types focus on specific areas such as:
Appliance plan: This plan covers typical household appliances like refrigerators, stoves, washer and dryer, built-in microwaves, and dishwashers. It costs $360 and $540 per year.
System plan: Costing between $360 and $540 per year, this plan covers central home systems like HVAC, plumbing, electrical, and water heaters.
Combination plan: This plan type covers both systems and appliances, costing between $545 and $1,500.
