"Buyers Beware – Total Waste of Money We purchased the premium home warranty package through Home Warranty Inc (homewarrantyinc.com) when we bought our home in October 2024, including the add-on for sprinkler system coverage. As anyone familiar with North Dakota knows, sprinkler systems must be winterized in September or October to prevent freeze damage. Ours was professionally blown out as soon as we moved in. Fast forward to spring—sprinkler systems in this region typically aren’t used again until late May, after the last freeze. We hired a professional sprinkler company to perform the spring startup and inspection. They found that multiple valves weren’t working properly. I filed a claim with the home warranty company immediately. Despite having the coverage, they denied the claim, saying it was a "pre-existing condition." That’s absolutely ridiculous, considering the system was winterized upon move-in and wasn’t even operational until months later. To make matters worse, this company has no partnered service providers in our town. You're expected to find your own technician, and good luck finding one who’s willing to work with them. Even if you do, you're likely stuck paying a significant amount out of pocket if anything needs to be replaced. This company is a complete scam. They take your money and leave you high and dry when it actually matters. I would never recommend them to anyone."

They must post their own positive reviews. They took my $65.00 fee and did nothing"

When looking at home warranty versus home insurance, it's helpful to know that most homeowners insurance policies do cover sudden and accidental water damage originating from inside the house. 

Most homeowners insurance policies won’t pay for the removal of dead, rotting trees. That’s because insurance is intended to protect you from sudden, unexpected accidents. So if a tree is sick, dying, neglected, or rotten but is still standing and hasn’t caused any property damage, it’s unlikely your insurance will cover the cost to have it removed.

You may be able to negotiate an as-is purchase, but many sellers who list their homes as-is aren’t willing to lower their asking price since they’ve already accounted for the price of repairs. Homes are often listed as-is for a quick sale, so there’s a chance a seller may negotiate in order to make the sale—it never hurts to ask.

Several factors make a home warranty worth it or not, especially the age of your home and the condition and age of the appliances in it.
