As usual, Dan looked over everything in the home and gave us a realistic view of the state of the property (not too optimistic and not overly pessimistic.) An older home is never going to be in perfect shape, and Dan helped us get an accurate idea of what issues this particular property was facing and when they might need to be addressed. He took all necessary COVID precautions, and was happy to answer all the questions we had for him and provided a wealth of information about systems and issues we were unfamiliar with. This is my 2nd time hiring Dan for a home inspection, and I would definitely hire him again.

The standard industry contract protects the home inspector to a greater extent than it protects the client. When I discovered that fact, I realized that the best protection for me, as the client, would be to find a good inspector. I chose Dan Schuerman, because the reviews I read about him carried more weight with me than the reviews I saw on other home inspectors. Dan turned out to be an excellent inspector. What I learned first-hand by following Dan during the inspection he conducted for me is that Dan (1) is extremely conscientious, (2) has a vast knowledge of residential building construction and electrical, plumbing and HVAC systems, (3) has a keen eye for detail and (4) enjoys providing his clients the benefit of his knowledge. Dan spent approximately 5-1/2 hours on the inspection and submitted his written report by the end of the same day. I could have saved money by choosing some other home inspector and (until I read the standard industry contract) was going to hire a different inspector based on price. However, in hiring Dan, I obtained something more important -- peace of mind in knowing that I hired the right person for the job. I highly recommend him. Thank you again Dan!

Extremely thorough and detalied.

Throughout the inspection Dan was thorough, detailed and did not hesitate to answer question and provide detailed explanation in language easily understood by a lay person. We received our written report in less than 12 hours post inspection.

Dan did an excellent job on our home inspection and I felt more than confident understanding what issues I was facing in my home purchase. Dan goes out of his way to not only state what the issues are, but to make sure you actually understand exactly what is happening with your home. If it’s a complicated issue, he has many analogies and examples that he uses to help explain the issue. Dan also tests absolutely everything. He found a nail in one of our shingles, informed us of a window not-latching, and found a leak in one of the showers. I feel confident that many of these issues would have gone unnoticed by another inspector. He arrived a bit early and stayed well past the estimated time, staying until he felt confident the whole house was inspected well. He was even willing to wait a few minutes near the end of the inspection so that we could get confirmation from our realtor that we could turn on the gas to the furnace to inspect. In addition, we received the extremely detailed report within hours of him leaving our home. The example he posts on his website is a great indicator of what you will receive. I learned so much through this inspection. Throughout the day, Dan mentioned many things in passing about taking care of our home, or things we may want to pay attention to during different seasons. I left our inspection with not only an idea of our home issues, but with two pages of notes I took on general homeownership. About a week after the inspection, we needed to get clarification on one of the issues presented in the report. Dan was incredibly easy to get a hold of and spent a substantial amount of time with us going further into detail of the issue. Overall, Dan’s inspection left us more informed home buyers and helped us feel confident in understanding our home and the issues it possessed. I would definitely recommend Dan to anyone in need of a home inspection.

Dan is a one-man business that provides excellent home inspections. He is meticulous about making sure you have the information needed about the condition of the house before making a purchase. His inspection helped me make a major decision on the biggest investment of my life. I know now why people are so insistent in the need to get a home inspection before purchasing a home. I would not have had a clue as to all of the needed repairs if Dan did not point them out. I found it amazing that he went beyond his job requirements (extra testing, spending extra time at the house, etc.) to make sure he did not miss anything. A few hours later, I received a 25-page pdf file of all the digital pictures he took in a detailed report that I could actually understand. Overall, I think Schuerman Inspections (Dan) is well worth the money spent. He provides a high quality service for a cheap price...I think this inspection was worth every penny!

The experience was incredible. I am not sure how anyone else in Cincinnati can set a higher bar for service and execution than Dan. - Multiple reschedules were tolerated without question - I was quoted less than what I should have been for the size of the house; Dan kept his promise and refused to charge me a penny more than the quoted price. - Scheduled start time was 9AM, Dan arrived at 8:20AM - 10 HOUR INSPECTION, OVER 300 PICTURES!! The attention to detail was unparalleled, one would have thought Dan was inspecting the house for his own purchase. This resulted in a lengthy punch list of tasks to renovate the house but no serious deal breakers, only the things one would expect from an old house. It is very likely that we now know more about the home than the seller himself. The peace of mind Dan has afforded us is priceless. - Dan tolerated me tagging along, in an almost apprentice like mode. His explanations were thorough and thoughtful and I was even quizzed a few times...I loved it. Purchasing a home is typically the largest expense most families undertake and therefore something that should not be taken likely. With Dan's help, we know exactly what we are getting into and plan to use his inspection findings as a guide to make this house shine like it did once before.

Dan was by far the best inspector I have ever used. Professional, thorough, knowledgeable and explained everything he found- good and bad. His cost was lower than some of the larger companies, even the ones I used in the past, but he was by far the best! I would highly recommend his services, and will be a repeat customer for as long as he is in business!

Dan is extremely knowledgeable, and is able to give the homeowner so much information. We are "veteran" homeowners, have even designed and built our own home (many years ago!), but learned so much. Dan identified very important things we need to resolve with this new home purchase. He was very thorough and detailed in his inspection. His inspection is long (5 hours) but well worth the time and effort involved. He was even early for the job, so he started on the outside before we arrived, and explained everything to us. If you are particular in what you expect, Dan is the person for you!

Dan did a phenomenal job, the inspection took about 6 hours, for a 4,000 SQ Ft home, the price included Radon testing ($540 for the inspection, $150 Radon testing). He was very through, and his attention to detail is very commendable. He encouraged us to walk around with him and explained everything in detail. He even provided tips on how to repair and maintain the home.

Very thorough.  Very knowledgeable.  Spent six hours inspecting the property inside and out, although could not get on the roof due to snow.  Checked all plumbing, heating, a/c, some structural, even cleaning issues (such as from pets).  Saved us nearly $3000 of the purchase price by pointing out items that would need to be repaired or replaced.  This same inspector in a previous inspection pointed out major structural and hvac problems that would have costs thousands to repair - needless to say, we did not purchase this house.

The inspection was extremely thorough. Mr. Schuerman was professional and patient in explaining everything we were seeing. He described both the good points of the property and the items needing attention. Very, very helpful.

Dan is at the top of his craft and he knows it. When I arrived on time for my inspection he had already been on the roof of the structure and began taking photos. My intention was to just follow him around, but it quickly became apparent that Dan is as much a teacher as an inspector, so he explained almost every detail of the inspection to me which gave me a nearly complete understanding of the condition of the building I purchased. I was too concerned with getting a great inspection to worry too much about price, but that being said, I think $600 for an inspection which lasted 8:30am-5:30pm is completely fair, a value even. Around midnight the night of the inspection I received an email with the professional inspection report which I plan to have printed and spiral bound. I have no clue how this man can perform 6(!!!) of these inspections per week, but he somehow manages. Inspections fill up quickly so if you want to get Dan you'd better get on it!

We had an amazing experience with Dan! He was recommended to us, and we are so glad he was. He did a very thorough inspection that we were not able to attend. After reviewing his very detailed report he spent hours on the phone with us making sure we understood it and the repairs necessary to move forward on the house. After a few days, we had a few more follow up questions, and again he spent a considerable amount of time on the phone making sure we understood the full scope of the repairs needed. We are very glad we found him and highly recommend him without reservation!

We actually got to work with Dan twice. We put in an offer on one house, and Dan Schuerman basically saved us from buying a home that was neglected and very poorly maintained by the sellers.  The inspection report was 40 pages long, with pictures and very detailed descriptions of what was wrong with the house.  He also ranked the issues based on level of severity.  He had great recommendations on how to fix things up, but my husband and I wanted something more move-in ready.  The first inspection was probably around $600, because there was a basement, which required a radon test.  
The second inspection was $450, and was for the home we ended up purchasing.  Dan spends around 4-5 hours going over everything outside and inside the house.  He really loves to educate people; and as first-time home buyers, that's exactly what we wanted.  He understands that buying a home is one of the biggest purchases you will ever make in your life, and wants to make sure you are informed about everything.  He was very patient, and answered all of our questions.  
I highly recommend Dan Schuerman. He was fantastic to work with, and worth every penny.

As previous reviews have mentioned, Dan goes ABOVE AND BEYOND during his home inspections!  When the need arises next we would only consider hiring Schuerman Inspections (and have already referred him to a couple people)!  The total cost of our inspection was $575 (with $25 Angie's List coupon), but also included the termite inspection and radon testing.  My husband and I definitely feel this was money well invested in learning about our home.  As an added bonus, Dan takes the time (and truly seems to enjoy) to educate the customer on home maintenance (as well as fully explaining any issues he does see).  Highly recommend getting the most our of your investment by walking through the home inspection with him; just know that it may take 4-5 hours (or more) depending on the size of your home and the number of questions (still, well worth taking the time!).  We received an electronic version of our inspection report the same night, complete with photos pointing out any "problem" areas.  The end of the report also summarized nicely items that were in need of repair and items that were defective.  
Schuerman also offers a couple extra bonus options (at no cost):  1) utility concierge service; coordinates your transfer of service (finds pricing options), 2) a monthly homeowner newsletter with tips and maintenance reminders (can't wait to get ours)! 
Dan is a great guy to work, a top notch professional that is obviously very knowledgable about his field - you will NOT be disappointed if you chose this company to complete your home inspection!

Can't say enough good things!  Dan was very professional, extremely thorough with his inspection, and cared enough to take the extra time to explain his findings to this first-time home buyer.  I now feel very confident going into the purchase of my new home and I have a plan in place for any minor repairs and continued maintenance.  Highly recommend.
