"The project: Frank's Basement Systems installed new drain tile around about 75% of my basement. They also added their BrightWall in a few areas. Pros: First of all, the project was completed, and I'm very pleased to say that the drain tile seems to be doing it's job. When it rains I'm not seeing any water in the formerly-problematic corner of the basement, so that's a big success. I'll add that our salesperson Ray was an absolute all-star to work with. He did not try to upsell us, and he stayed in communication after the job to make sure we were satisfied. He really made us feel like he wanted what was best for us and our home, and we tremendously appreciated that. Cons: The whole crew called out on the second day what was supposed to be a two-day job, so it ended up taking much longer than we hoped. That second day was a Friday, so we were stuck with the basement a mess over the weekend and into the next week, which was tough. The drain tile had to go under the stairs to the basement and those stairs were absolutely demolished and had to be replaced. They told me while they were on-site that it was going to be my responsibility to replace them which left me without the bottom three stairs to my basement for a couple of weeks, but ultimately they connected me with a contractor who put new stairs in for us. During the job they accidentally caused a leak in one of my steam pipes, but they also helped me find a company that would replace that as well. Lastly, they left the basement a dusty mess. In fact, we still have to wear specific shoes into the basement because even after vacuuming and mopping a few times, it is still so dusty, and that dust gets tracked to the rest of our house if we leave our "basement shoes" on and go anywhere else. Overall: Frank's gave us a good price and, again, we sincerely appreciated Ray's guidance before and after the job. The most important thing is that the drain tile is working, so despite a few challenges we are satisfied with the outcome. We will be calling Ray back in a couple of years when we need to do the rest of the basement...hopefully some of the dust will be gone by then!!"

About 6 men did the work. They were very organized. They covered the path from the door to the basement where the inside work was done. They were polite, professional. The foreman kept us abreast of progress. He did took seriously questions that my wife and I had. He did not talk down to my wife. They moved and covered up everything in the basement with plastic. I had moved a lot of  stuff out ahead of time. They dug about a one foot wide trench along the inside  perimeter of the basement, installed drain pipe and re-cemented with several vents. The pipe runs to the new sump pump. They did repairs and drainage on the outside perimeter as well. Everything was hooked up to pre-existing storm drains. The work took three days.

My only mild complaint is that the utility sink in the basement pitches slightly forward, and so it does not drain as completely as it should. I did not ask them to fix it.

We had this done in response to water in the basement. We did not have a sump pump prior to this and had 9 inches of water in the basement last February. We have not had much rain, and so I cannot verify that all is OK, but it seems to be at this point.

"T Mark have done work for me before and got the above rating then also. This time I called them because I thought my hot water tank was leaking. I called at 1:30pm and the technician arrived at 2:45pm and quickly determined the problem did not stem from my tank. He spent about 30 minutes finding the source of the leak which turned out to be from the base of the chimney. To determine this, he opened up the a/c unit, followed all the plumbing pipes, checked the upstairs bathrooms, dishwasher, sink etc., he even pouring a cup of water on the basement floor to determine the flow pattern and finally gave his diagnosis and advice on how to remedy it. When I asked for his invoice, I was told, "I came to fix the water heater, it wasn't broken, so there's no charge!" I was stunned. I will call these guys anytime and recommend then highly."
