"A friend suggested CMM, for the moisture problems in my basement. I am so happy with the results, it is like a new basement! They actually corrected, and cleaned the mold from my walls and sealed them, at a reasonable price. They are the best!"

"The project: Frank's Basement Systems installed new drain tile around about 75% of my basement. They also added their BrightWall in a few areas. Pros: First of all, the project was completed, and I'm very pleased to say that the drain tile seems to be doing it's job. When it rains I'm not seeing any water in the formerly-problematic corner of the basement, so that's a big success. I'll add that our salesperson Ray was an absolute all-star to work with. He did not try to upsell us, and he stayed in communication after the job to make sure we were satisfied. He really made us feel like he wanted what was best for us and our home, and we tremendously appreciated that. Cons: The whole crew called out on the second day what was supposed to be a two-day job, so it ended up taking much longer than we hoped. That second day was a Friday, so we were stuck with the basement a mess over the weekend and into the next week, which was tough. The drain tile had to go under the stairs to the basement and those stairs were absolutely demolished and had to be replaced. They told me while they were on-site that it was going to be my responsibility to replace them which left me without the bottom three stairs to my basement for a couple of weeks, but ultimately they connected me with a contractor who put new stairs in for us. During the job they accidentally caused a leak in one of my steam pipes, but they also helped me find a company that would replace that as well. Lastly, they left the basement a dusty mess. In fact, we still have to wear specific shoes into the basement because even after vacuuming and mopping a few times, it is still so dusty, and that dust gets tracked to the rest of our house if we leave our "basement shoes" on and go anywhere else. Overall: Frank's gave us a good price and, again, we sincerely appreciated Ray's guidance before and after the job. The most important thing is that the drain tile is working, so despite a few challenges we are satisfied with the outcome. We will be calling Ray back in a couple of years when we need to do the rest of the basement...hopefully some of the dust will be gone by then!!"

"It was fantastic. This crew work so hard all day long. Each crew member knew his job and they seemed like a finely tuned military unit. The work was completed in one day and the property looked as though they weren't even there. It has been two and a half years since this work was done and there hasn't been so much as a drop of water in our basement. Could not be happoer with the work.

Another happy customer!
Clay drain tile removal. FACT: With WNY being an older development in most areas, clay drain tile was used in the basements to lower the water table. Over time, clay deteriorates which leaves you with cracked, broken and defective drain tile. This leads to water backing up into your basement causing mold, mildew & damage to your foundation.

Basement Waterproofing questions, answered by experts

In Buffalo, basement waterproofing projects can reveal hidden costs like addressing foundation drainage issues or repairing damage from persistent moisture. Uncovering old or faulty drain tiles, rerouting downspouts to manage heavy rainfall, and mitigating mold growth are common surprises. If your property has mature landscaping, restoring it after excavation can add to the expense. Always budget for unforeseen repairs unique to Buffalo’s climate and soil conditions.

Helpful?

In Buffalo, basement waterproofing maintenance involves regular checks of sump pumps, especially before spring thaw and after heavy storms. Inspect foundation walls for new cracks and ensure all drainage systems, including gutters and downspouts, remain clear of debris. Annual professional inspections are recommended to catch early signs of moisture intrusion. Consistent dehumidifier use and monitoring for musty odors help maintain a dry, healthy basement environment year-round.

Helpful?

Buffalo’s climate—with heavy lake-effect snow, rapid freeze-thaw cycles, and high groundwater in spring—directly impacts basement waterproofing. Exterior work is best scheduled for late spring through early fall to avoid frozen ground. Prolonged wet periods can stress drainage systems, making robust moisture control and reliable sump pumps essential. Planning your project around Buffalo’s unpredictable weather helps ensure long-lasting protection for your basement.

Helpful?

Be wary of quotes that lack details about foundation drainage or moisture control, especially if they don’t address Buffalo’s heavy precipitation and soil type. Avoid contractors who can’t explain their approach to handling water intrusion during spring thaws or who push generic solutions. If a professional doesn’t provide local references, requests full payment upfront, or avoids discussing seasonal challenges, consider these significant warning signs.

Helpful?

Buffalo homeowners often overlook the importance of exterior foundation drainage, relying solely on interior solutions that may not address the root problem. Starting projects during the rainy season or skipping a comprehensive moisture assessment can lead to incomplete results. Failing to install a battery backup for sump pumps or not choosing contractors familiar with Buffalo’s freeze-thaw cycles are also frequent missteps that can compromise long-term protection.
