"????? After another company came in and completely messed up our deck project, we were frustrated and unsure who to trust. Thankfully, we called Modern Building & Contracting, and honestly, we only wish we had found them first! James and Mike came out, listened to our concerns, and immediately put us at ease. From start to finish, they were professional, knowledgeable, and committed to doing the job right. The quality of their workmanship exceeded our expectations, and the finished deck turned out absolutely beautiful. My family and I couldn?t be happier with the results. It?s clear that they take pride in their work and truly care about their customers. If you?re looking for a reliable contractor who delivers quality craftsmanship and excellent customer service, we highly recommend Modern Building & Contracting. Thank you again, James and Mike?we love our new deck!"

"Absolutely one of the best experiences we've had with contractors. The quality of workmanship is beyond what was expected, and I was expecting a great job! Instead we got a fantastic job! Ray is thoughtful, kind, fair and flexible. We will definitely be calling Ray again next year to do some inside painting for us! Thank you Ray and all of the workers who helped our "perfect home" come true!"

"Contractor did what they said they would do. First repair of ceiling cracks wasn't so good so they came back and fixed it properly. When quoting they said if two coats of paint were needed then they would do two coats. After the first coat it was apparent that two coats of paint were needed and they came back without any questions and put on a second coat of paint.
Good job of covering walls, floor and furniture before doing work. Just noticed however that the piano bench in the room has a good size chip on it that must have happened during the work.
Workers always showed up when they said they would be here and Paul was determined to make sure we were happy before payment. He also offered to come back in the future if there are any problems. Paul appears to truly stand behind his work.

"Darrel was fantastic, going above and beyond to make me happy! Needed a couple windows and doors to be installed that wasn't included in the contract, was quite surprised how reasonable it was so we did that also. I own a tree service and when a customer asks for a contractor I refer him. VERY HAPPY and my house looks great!"

"Sandiel is very professional. He removed our entire bath tub and shower surround and replaced it and it looks great. I deal with a lot of contractors and he will be my Contractor for jobs going forward. Highly recommend."

Unfinished Carpentry questions, answered by experts

Balcony construction or replacement typically requires a building permit from your local permitting authority. Safety and building integrity are the main reasons for the need to obtain a permit and the subsequent inspections. In some cases, especially cantilevered balconies, your municipality may also require the oversight and signature of a structural engineer.

Bump-out additions can add some space to a closet without requiring any significant structural work. This entails pushing back the existing rear or side of the closet, simply moving the wall into either an adjacent room or unused space. For ground-floor closets, this could even be extended to the exterior of the home, but that has its own complications. Bump-outs are a good discussion to have with your contractor if you’re just looking to increase the space a little—not renovate the entire closet space.

Begin by analyzing the blueprints and gathering the proper materials before framing a house. With the prep stages behind you, begin by framing the floor of a house on the newly set foundation. Exterior and interior walls come next, along with rough openings for doors and windows. Contractors will then add ceiling and roof rafters to finish things off.

While framing a basement is not as difficult as finishing a basement, it's something you should typically leave to the pros. That’s because if something is installed correctly, it will affect your entire basement. However, you can take care of some of the smaller tasks, like filling holes or putting up some insulation.

Yes, you will need a jack for a rim joist replacement. To prevent sagging and facilitate the removal of load-bearing wood, you’ll need to relieve the pressure from this joint before beginning work.

Due to hydraulics and other specialized equipment, a sill plate and rim joist replacement are not typically a DIY project. Hiring a professional structural engineer and experienced contractors is the best approach to replacing rotted sill plates and rim joists.
