"We were contracted with Cerl for a home inspection. Do not use them. They are not accredited and do their own test. I would NEVER let them in my home! They tore apart our home and there was no bad mold! They are a nightmare!!!"

"Ale came out the very next day to do an inspection on a house I am buying.  We called and spoke with Alex.  He came out the next day and inspected the roof.  He arrived promptly at the appointment time.  Alex gave us an honest assessment of the condition and damages (hail) he found as well as past repairs, estimate of future performance, and his recommendations. Alex was easy to work with, is very knowledgeable in his profession, and I will be using him again.

Home Inspection questions, answered by experts

Sometimes, issues with the HVAC system or an unbalanced washing machine could be the reason your house feels like it’s moving, but it could also be other factors. If a large truck passes your house or there is construction in the area, your house may feel like it’s moving, but it will be short-lived and not a sign of a larger issue.

Generally, no. The letter you receive from your landlord may say that they’ll do the apartment inspection whether or not you are home. If you want more time or you want to reschedule to a time that you will be home, you can ask your landlord, but they may not be required to honor your request.

Most lenders and homeowner’s insurance companies don’t mandate a structural engineer’s inspection, so in most cases, it’s not required. However, it’s a good idea to have one done anyway to ensure you know what you’re buying. You can use the report to carry out repairs after closing or even to negotiate the sale price before closing.

A professional foundation inspection typically takes one to two hours, depending on the size of the house and whether the inspector finds any issues that require further investigation. The specialist or structural engineer will evaluate the foundation's condition by inspecting many parts of the home, including the perimeter, crawl space or basement, windows, doors, trimwork, attic, roof, and interior and exterior walls. They will also check for signs of over-settling and may inspect your landscape's drainage and gutters.

An attic inspection checklist for inspectors can include many things, like signs of water damage and pest infestation, structural issues, damage to insulation and roof decking, air leaks, opportunities to boost home efficiency, and HVAC duct and air handler inspections. If your attic is finished, your attic inspector might also confirm that all of the work was done according to local building codes to ensure your space is legally finished.
