"thanks to this site, I called Greater Wilm. Structure about a brick house I was buying that had cracked brick and unlevel floors. I assumed I would only (!) need to have that section of the home jacked up and the foundation repaired. Brian returned my call quickly, and met me and my realtor at the house (was a 45 min. drive for him) to give me his opinion and verbal price quote. Many contractors/carpenters would have just focused on the project and the money involved, but Brian wanted to see WHY the house had sunk. He pointed out the major structure issues with the tresses in the attic, joists, as well as other red flags, that would cause problems later. He's a master carpenter and his knowledge, experience (and sense of humor!) was refreshing and valuable. After meeting with him I decided to pull my accepted offer on the home and feel I have saved myself untold amounts of money, stress and frustration. You can buy a home with foundation issues, but understanding the extent of the problem and what solution you need is critical. If you learn that a home you’re trying to buy has a foundation problem, it’s not necessarily a deal breaker, but you should have a professional assess the issue to see how severe it is and know when to walk away from a foundation problem. Foundation issues can necessitate simple and affordable solutions or complex work that costs thousands. 

It depends on the bank and the extent of the issue. Some banks will lend against homes with minor foundation damage, but most won’t if the issue is structural since the home acts as collateral for the mortgage. Banks that offer renovation loans might still finance a home with structural problems. More minor issues like settling cracks and intermittent problems with humidity are unlikely to stop a bank from financing.

You can use a level or straight-edge to test for plumb foundation walls and a level slab, a level or a ball to check for sloping floors inside your home, and a hygrometer to look for moisture in your underhome area. Aside from these DIY tests, it’s important to get a foundation repair specialist or structural engineer to test the foundation to see if it’s supporting your structure properly. They can determine if the loads on the concrete are uneven or need reinforcement.

You can seal a concrete slab by cleaning the surface, filling in any cracks, etching the surface, applying a sealer, and letting it dry. Concrete slabs don't typically need sealing, but you can use a topical concrete sealer if you notice signs of water damage. If you haven't already fixed the cause of the leak, then you'll want to repair the plumbing before you seal a concrete slab.
