"Our home inspection report on the home we were purchasing revealed that there was a significant problem with dampness/mold  in the basement. This was very bad news because we have a family member with asthma who is sensitive to mold, and we had made a good offer on this home based upon the large unfinished basement  we planned to add rooms in to expand our living space for our family.  We received estimates/solutions from several  companies and two companies claimed we had a "very serious problem with water filling up in the block" requiring that expensive drainage systems be installed (i.e. floor dug up--questionable damage to foundation? One company with open drains...water getting clogged and sitting behind "covers" and stagnating?!) around the perimeter of the basement floor with additional pumps, etc.  By the time we would pay for one of these systems, we would not have had enough money to make the other required repairs needed to secure our loan. Another important point :  neither company mentioned or addressed the stopped up and crushed gutter drain lines that were buried in the ground directing water from the roof against the foundation/basement walls of the house.  Some companies claimed water was seeping through the basement floor while another claimed it was through cracks- neither of which turned out to be true. (Our house was on the top of a hill out in the open sunshine, and yet these companies were still saying our walls were full of water.  Be aware that people will try and sell you anything---get lots of opinions and do your own research first!)     David Gibson has a degree in Civil Engineering, has common sense,  and knows what he is doing.  Right away he suspected a problem with our gutters.  He was the only one to walk around the house and locate points of soggy, saturated soil  that indicated poor drainage.  He determined there was NOT water in our basement block because he could tell that the white efflorescence residue had occurred over time because cement block can slowly absorb dampness from the dirt..  If there had been water trapped in the block, he said we would have seen more severe evidence of the later stages/darker and varying color of the mold, dripping walls, etc.and then a more extensive drainage system would have made more sense.  David has had years of experience fixing wet basements, even completely lifting houses up to repair foundations.  His much more reasonable solution was to install new gutter drain pipes from the roof and re-route the water away from the house and to install a foundation drain on the outside of the house.  He then cleaned and  treated the basement walls against mold.  He applied several coats of Thoroseal (actually absorbs into the porous block and fills in any gaps/holes creating a waterproof barrier)  and Dry Lock to waterproof the block against moisture.  He suggested we get a 70 pint de-humidifier to help reduce the condensation resulting from the well pumps located in one corner of our basement.    David also completed all of the minor repairs on the house, put installation in the basement ceiling, and did masonry work on the chimney that was required by our lender to approve the loan, all for a price we could afford.  We felt that David was correct about the solution for our basement, and by getting to the source of our problem, he saved us from expensive systems that probably would not have kept the dampness and mold out of our basement because those companies would have left the crushed and clogged drains pouring water into the soil around our basement walls and would not have solved the slow absorption of moisture into the block.  It has been about a month since his work was completed and even with several hard rains, our basement has been bone dry!  We highly recommend David Gibson of Gibson Construction and Grading, and are pleased with the  quality of his work and his work ethics.  His more economical and correct solution "saved the day" for us much like finding a doctor who finally can diagnose and explain the source of the problems then apply the correct solutions."
