"The representative from Modern Plumbing took pictures, explained possible sources and how to figure out the source from use. Once the source was found, described the repair and had it done in 20 minutes with a minimum of fuss. Very impressed with the detailed explanation throughout this issue. FYI, this was done via my Home Warranty, so the cost is not indicative of the actual charges."

"N&D did two jobs for me. An emergency repair on a rental property replacing the Pressure Tank and Pressure Switch returning water service to my renters...they were super fast in responding and did a great job! The second job was replacing my homes well pump, and once again they did a fast, fair, and excellent job. They were professional and it is good to know I have them ready to respond if ever needed in the future."

"I have a rental property and my tenants emailed and said the septic tank was overflowing. I called Tommy Allen Plumbing around 10:30 am and he went by the property and checked my septic pump within the hour. He diagnosed the problem and had a replacement pump in his truck. He replaced the pump and verified that it was working. He called me back around 1 pm and the problem was fixed. I researched the price of ~$900 for replacing the pump and it seemed fair.
Excellent responsiveness and polite service.
I would use him again."

Wells and Pumps questions, answered by experts

Common signs that your well pump is failing include fluctuating or consistently poor water pressure, sputtering water from faucets, or a complete loss of water. Other indicators are unusual noises coming from the pump, the pump running continuously, dirty or cloudy water, or a sudden, unexplained spike in your utility bills. While some issues, especially after a power outage, might be resolved by simply restarting the power or priming the pump, persistent problems suggest a more serious issue. If you notice any of these red flags, it is recommended to call a professional well pump service to inspect the system and determine whether it needs to be repaired or replaced.

Unfortunately, yes. If your well pump continues working when the flow of water is completely blocked, the motor will burn up. The energy has nowhere to go, thanks to the blockage, so it turns inward. The end result? A ruined well pump and a depleted bank account (once you shop for a replacement.)

The costs depend on whether you are buying into an existing well or starting from scratch. The average well drilling cost is between $25 and $60 per foot. The average cost to repair a well is between $350 and $1500. If you have a shared agreement and a community association, there will be additional legal and administrative fees.

For the most part, choosing between 30/50 psi and 40/60 psi is based on your water-pressure preference. However, it can also depend a little bit on your house—if you have older plumbing, a lower water pressure can be easier on the pipes (and a bit more gentle on your well pump).

The lower 30/50 pressure is usually enough for a single-story home, but you may want 40/60 if you have multiple stories, as the extra pressure helps water flow smoothly up to the second floor.

Some states and municipalities restrict well pump repair and replacement to licensed plumbers and technicians, while others don’t have requirements. However, it’s always a good idea to hire a certified plumber to repair or replace well pumps and water pumps. Certified professionals are far more likely to get the job done correctly and prevent future issues, which is especially important for ensuring access to clean water for your home.
