"David Kottke checked out our previously installed system as we had water on the basement floor. He quickly discovered problem was failure in condensation pump from an AC air handling unit and not the drain system. Serviced sump and tested casement drains as well. Pleasant and efficient. Got us focused on the real problem. Thanks"

"We hired James for a bathroom remodel of our downstairs half bath. We wanted to knock down a wall and reconfigure the space to make it larger. He was very upfront and honest in his initial bid, as he didn't want us to go into the project not knowing what the overall cost would be. However, after the first day of demo, we found we could go ahead with our original idea and expand the area. Our bathroom went from a tiny, super outdated closet to a beautiful modern functional space. James and his team were thoughtful about updating us throughout the process and were very detail oriented. They were really respectful of our space and took great care to make sure our house wasn't impacted by mess/dust. Everyone we interacted with was very professional. Overall, we couldn't be happier with how our bathroom turned out and we will be hiring them for other projects in the future. Highly recommend!"

Foundation Drain Installation questions, answered by experts

Most people consider a French drain to be one of the most effective solutions for foundation leaks, but it’s not always a standalone solution. French drains will help keep water away from your foundation to reduce the risk of leaking and structural damage from soil expansion, but depending on your foundation type and location, you might need other systems or techniques—like soil gradation and gutter and leader installation—to resolve the underlying problem.

You should take care of any sign of water in your basement, whether it’s dampness after heavy rain or puddles of water on the floor. Besides potentially causing a health hazard, the moisture can damage your home’s structure and foundation. Furthermore, mold can grow quickly and spread throughout the rest of your home. With mold remediation costs ranging between $1,200 and $3,400, it’s best to avoid mold issues by fixing the leak.

The regulations around whether drain pipe installers need to hold licenses or certifications differ based on where you live and the type of drain pipe installed. Municipalities have varying rules and regulations about who can and can’t perform plumbing work. However, we recommend hiring a certified plumber to install or modify your drain lines. Licensed plumbers will perform a high-quality, professional installation, which translates to a lower risk of clogs and leaks in the future. Use Angi’s state licensing tool to confirm the license status of your potential plumber before hiring them to install your drain pipe.

There are a few possible sump pump drainage locations, including a neighborhood storm drain, into a creek or pond, or underground. Don’t let your sump pump water go into your sewer or septic system. Ideally, your drainage spot should be on a downhill slope that’s at least 10 to 20 feet away from your home’s foundation. Before choosing a location, check your local codes and regulations.

Due to the nature of basements, some level of waterproofing is necessary to prevent water from seeping in and causing damage. Some definitive signs that your basement needs waterproofing measures or needs existing waterproofing measures need to be updated include:

  • Water in your basement, including damp walls or puddles on the floor

  • Mold spots in your basement

  • Musty smells or odors

  • Warped doors or walls

  • Cracks in walls

  • Insect issues, such as cockroaches and termites
