"STAY AWAY FROM THIS COMPANY. They took my 1st half deposit and then vanished. I have called multiple times. Spoke with someone once and they promised a call back. Never did. Emailed and no response. This was over 4 months ago. Nothing. They stole my money. Sales guy was John Mullikin. Here's their class-act response by chat. The best response I've had yet. "Conversation closed by Erika"."

Our Dual Team's goal is to give you the most thorough inspection we can, explain in an easy-to-understand report with photos that give you a clear understanding of the state of your house. Whether you are buying a new house or selling your home and want to know about potential problems that could put the sale at risk, we are the team you want on the job. When we provide the report, you are one step closer to your new home destination. About us Our family owned and operated company comes with a great deal of experience, training and certifications. Combined we have over 21 years in water restoration, mold remediation, mold inspection, home inspection , odor removal and construction fields. We carry certifications from the IICRC, InterNACHI, NIDS, PMII and OSHA. We offer something that no other company in our area offers, Team Home Inspections. Jim Halm started Halm & Perkins when his two daughters were still in pigtails. Today, nearly thirty years later, he owns and operates this family business with his two sons in law, Jonathan and Joseph Dannenberg. Together, they offer decades of experience in every aspect of residential home construction and remodeling, and light commerical construction. Halm & Perkins has cultivated business relationships with trusted electricians, plumbers, and other specialty contractors to make your project a success.

"There wasn’t one thing that we didn’t enjoy and appreciate about hiring Halm & Perkins to do a complete renovation of our East Lansing condo. Joe and Lisa and their entire team were very professional and thoughtful and went above and beyond to help us with every detail. Originally, we were anxious about being able to find people that we could trust to create a design and suggest ideas that would work best for us and the space. From the first interview meeting Joe & Lisa our fears were assuaged and we liked them immediately. They made the entire process from start to finish easy. Both Joe and Lisa even got my husband’s quirky sense of humor and ran with it, keeping us all laughing. We did not expect to have so much fun with a renovation! We appreciated how well they listened to our ideas and questions and they never let us feel that anything we thought or asked was silly or stupid, communicating often with us via text, calls or emails and directing us to websites for ideas or clarification as needed. Joe and Lisa are a great team and often when we were stuck on a decision one of them would come through with photos or thoughts that helped what the other was suggesting so that we could understand. They both did a fantastic job guiding us through the myriad of decisions that were needed, or choosing something for us when we asked them to do so. They came up with ideas we would not have thought of like bricking some of the walls and we are so pleased with how that, and other ideas we trusted them with, turned out. We asked for more storage space and they made sure we had that in every room with ways we could not have thought up ourselves. We wanted more light in the combined kitchen-living area and they exceeded our expectations in providing that in new ways. We had some dreams we weren’t sure were feasible, like making room for a two person jacuzzi tub and they made it happen, thanks to Joe’s expertise and Lisa’s design ideas. When they didn’t know the answers they had experts to consult. I often felt like we were on an episode of HGTV’s “Fixer Upper” with Chip & Joanna Gaines. We now walk into our condo and have happy sighs that we get to live here. Thanks, Joe & Lisa and the whole Halm & Perkins team!"

Home Inspection questions, answered by experts

There are no strict rules for who is responsible for covering repair costs after a home inspection, but major issues with the home often result in a renegotiation. The seller may agree to lower the price to compensate for the cost of the repairs to the buyer, or the seller may agree to fix the repairs before the sale is complete.

Long-term exposure increases lung cancer risks. Prolonged homestay individuals and smokers encounter heightened vulnerability and exposure concerns.

Yes, a seller is legally required to disclose any known fire damage when selling a house, including damages that were repaired. That includes damages to structural components and all major systems, as well as water damage, chemical damage, and smoke damage related to the fire. Sellers use a property disclosure statement, which is regulated by each state individually, to disclose fire damage.

There are a few things that can set off your carbon monoxide detector that aren’t an emergency. Low batteries or a malfunctioning system are usually the biggest culprits, but dust and dirt can build up on the sensor and cause issues, too. If you have a single unit that serves as both a carbon monoxide and smoke detector, extreme humidity (like the kind coming from a shower) can accidentally set it off.

While a hygrometer is the most accurate tool for measuring humidity levels in the home, you can gauge humidity levels using simpler methods. One way is by observing signs like condensation on windows or feeling excessively sticky or clammy indoors, indicating higher humidity. Another DIY approach involves the “hair method”—aka placing a few strands of human hair in a closed container with salt for several hours. If the hair becomes limp, it's likely due to high humidity. These methods offer rough estimations, but lack the precision of a hygrometer for accurate readings.
