"There wasn’t one thing that we didn’t enjoy and appreciate about hiring Halm & Perkins to do a complete renovation of our East Lansing condo. Joe and Lisa and their entire team were very professional and thoughtful and went above and beyond to help us with every detail. Beyond having an inspection, it’s important to do chimney maintenance at least annually to be certain the chimney is safe to use. Cleaning the flue of any built-up particles, creosote, and soot reduces the risk of fire. Fortunately, the cost of hiring a pro to do a chimney inspection often includes a chimney cleaning, so you may not have an extra expense for maintenance.

If you hire a dedicated asbestos inspector near you in addition to your local home inspector, it will cost between $200 and $800. If, however, your general home inspector happens to be certified as an asbestos inspector, they can charge you a smaller fee and tack on the cost to the home inspection. In general, home inspectors do not do physical testing, but will provide a visual assessment so you know what you are working with.

Depending on your state, a home inspector may need a license. All states and the District of Columbia require home inspectors to undergo training. However, some states (such as New York, Texas, Washington, and Illinois) require state-issued licenses while others (including California, Colorado, Pennsylvania, and Virginia) do not.

Other professional certifications include the American Society of Home Inspectors (ASHI) certification, the International Association of Certified Home Inspectors (InterNACHI) certification, and the National Home Inspector Examination. Inspectors can also receive certifications in specialized areas. These can include structural specialties, like chimneys, swimming pools, or septic systems, as well as specific issues like mold, pests, or radon gas. The size of your home, whether it’s a structural inspection versus a home inspection, and the inspector’s experience and skill level will dictate how long a home inspection takes. However, inspections are generally completed in 30 minutes to half a day.

Consulting the architect of your house is not the best way to determine when it was built. Many homes are built by developers or builders, so there may not be a specific architect to track down—especially if you have a very old house. Instead, it’s best to rely on local government records.
