We got our house inspected in December/2018. The inspection recommended that "the damaged siding be repaired/replaced as needed", with 8 pictures of the siding boards that needed to be repaired/replaced. We are in August (6 months later) and ALL the siding needs to be replaced because it swelling and falling apart. We will spend $30,000.00 to fix it. Why didn't the inspector saw that the siding is even soft to touch and warned us about that? He also missed that the deck was freshly painted but underneath the paint the wood is all rotten. Once the snow hit our deck in February, the holes in the wood started showing. Why do we pay the inspection if they can not see where the house has problems? We are living a nightmare.

The first time we used Be Sure they did a very thorough job.  There were so many problems that we pulled out of the purchase.  So, when we used them the second time we were very surprised by what happened.  My husband was with the inspector the whole time and asked questions as the inspection progressed.  He asked specific questions about some brick problems that were evident at the back of the house.  The inspector assured my husband that they were just aesthetic issues. I also called and spoke to the inspector because my husband could not remember the answer to what I was asking.  Once again, we were told it was purely aesthetic and everything looked okay.  He also asked about the foundation.  Once again, he was told that everything looked good.  We agreed to the sale based on the inspection.  Because of the timing, we did not get the report until after we had already agreed, and we did not really look at it thoroughly until some cracks started leaking in the basement (which ended up being covered by the 90 day warranty and a small repair).  We were in for a big surprise.  It turns out, that in the inspection report he had stated that the foundation wall was bowing in.  HE NEVER SAID A WORD WHEN WE BOTH ASKED HIM ABOUT IT!  The brick work that was "aesthetic" was a sign that the foundation was moving and he never said a thing, even knowing that we were going to have to use the verbal walkthrough to make a decision.  The wall is moving because the foundation is not tied to the house.  Something else he missed.  We had a structural engineer come out and analyze the problem.  Also, the peel and stick tile along the same wall was popping up.  Something that our basement repair guy said indicates ongoing moisture in that area, and he was right.  Another thing Be Sure missed. We had to have a french drain installed and are going to have to have very expensive foundation work done to repair the bowing wall.

Absolutely wonderful.  Harvey provided every detail from including any safety issues, items needing improvement or upgradesm long with recommendations for the improvement, and/or upgrade.  Harvey was very professional, and personable at the same time.  Before inspection was completed we felt as if we had known Harvey for years.  He made us feel very comfortable.  Harvey was very honest, trustworthy, and punctual.
