Ypsilanti Restoration was founded in 1997 as a sole proprietorship. We became a L.L.C. in the winter of 1999/2000 . Since the company's founding we have worked for a wide variety of clients including churches, universities, historic property owners and residential home owners. We often work with historical organizations and architects to assure integrity of the finished product. At Ypsilanti Restoration L.L.C., we place emphasis on maintaining high quality workmanship. We employ only experienced and dependable workers with an eye for detail. We strive to maintain courteous and friendly relationships with our clients. We are licensed builders by the State of Michigan and we are proud members of the Michigan Historic Preservation Network Resource Council. Our policy is safety first, but we are fully insured for liability and workers compensation. Certificates of insurance are available if needed. We have a long list of satisfied clients. References will be provided upon request. -Update 2023- Please note! We are almost always booked up for at least 6 months, sometimes we are booked up for over a year. If you need your project done immediately, or in the next few months, it is highly unlikely we can help you. Also, Life is too short to spend it driving. As such, we generally do not take on projects more than 30 minutes drive from Ypsilanti. (Occasionally, we will travel up to 1 hr. for projects of particular significance.)

"Mike Condon is a rare find. He artfully tackles restoration jobs that others don't dare to touch, and makes it look so easy. His craftsmanship is impeccable, his prices are very reasonable, and he is a joy to work with. What else can one ask for? He has my highest endorsement and recommendation. The only catch is he is fully booked 6 months to a year in advance. Good luck convincing him to take your job,"

"Everything went well. We had chosen a color in advance and the painter Chris even suggested a better color that we actually liked better than what we chose. I was a stickler on clean lines and the painter and supervisor Connor made sure I had clean lines using precise masking. We were very pleased with the result!"

"They don’t deserve 1 star! This company is HORRIBLE!!!!!! PLEASE USE A DIFFERENT COMPANY YOU WILL REGRET COMING HERE. The lady claim all of the bad reviews are fake and that they have 100’s of happy customers. They are friendly in the beginning but once they have your money they are EXTREMELY RUDE. They hang up on you and stop answering the phones when you call back. I got my fence installed June 2020. The technician never went over the wood types or locks with me. Once installed I went back others because I wanted a different lock (the one they installed is cheap and it’s hard to lock & unlock). They never came out to change it. Now it won’t lock at all & not only that my fence is warping & there are nails missing and coming out of the fence. I went into the office today and when I tell you all of the employees are rude, the fat guy that work there called the cops on me lying saying he felt threatened by a 4’11” black woman while starring at me with a smirk on his face. Luckily I recorded the while interaction before I even walked in. PLEASE USE A DIFFERENT COMPANY KEN KIFULL, the owner Kevin, the fat guy & the entire staff are trash"

"I paid Mr. Phomalee $1275 to do some bathroom remodeling work that he'd initially stated he'd be able to begin between Christmas and New Years this past December. After not showing up at that time, he proceeded to promise that work would begin on eight separate dates, missing all of them. During this time I received no communication from Mr. Phomalee unless I initiated it, and when I did he made an excuse related to his vehicle or family each time. Finally, I informed Mr. Phomalee that I needed him to return the funds paid to him as it had become clear he had no intention of doing the work for which he had been contracted. He informed me at that time that his previous excuses had been lies, that he had used the money I'd paid him for gambling, and that he most recently had not been able to due the work because he'd been trying to secure a loan to cover "the bad checks [he] had written to gamble so [he] didn't go to jail". So, I'm now in a position where I've had an unusable shower for two months, and will be forced to seek legal action against Mr. Phomalee to attempt to recover my money."

"McGlinch & Sons is a top-notch construction team. We have contracted McGlinch & Sons numerous times over several years and never been disappointed. Brendan, Ryan, and their crews have always been on-time, honest, respectful of our home, provided quality work, and ensured we were satisfied with the results. McGlinch & Sons have transformed our 50+ year old house into an efficient, safe, and beautiful home. McGlinch & Sons have done the following projects in phases: installed skylights, front porch column replacement, water proofing a porch overhang, fireplace stonework, they replaced all of our windows and our old siding, and they replaced our black mold infested roof while fixing the root cause of the problem. Since our roof replacement two years ago, we've noticed the musty smell is gone and a significant improvement in the efficiency of our 50+ year old home. When it comes to improving and protecting your largest asset, I highly recommend McGlinch & Sons Construction."

Joe Harrison of Alpine Roofing Complete began working for a licensed builder in 1984 as an apprentice. He trained in all facets of home improvement. In 1987 he began working for himself in interior and exterior home remodeling. Quality workmanship, dedication, and honesty have helped build a solid company that is here to stay. "I own a commercial painting contracting company. I've been doing this for 25 years. Never, in all my time, have I met someone who was so dishonest. If you are unfortunate enough to encounter Joe Harrison, RUN, do not walk away. I can be reached at [email protected]. Feel free to contact me and I will tell you all about my experience. I had to turn this over to my attorney, Bodman PC, in order to salvage what I could of the warranty and promised materials. What I can say is, Alpine Complete did the job, that's it. I would hope that no person ever has to be so vigilant when dealing with a company, once a "contract" has been signed. I will be happy to share correspondence from my lawyer and Harrison. The sordid tale is too extensive to sum up in a review. YOU HAVE BEEN WARNED!"

Fencing questions, answered by experts

You can reuse chain link fences as long as they’re in good condition. The best part—reusing it helps you make the most of the cost of a chain link fence. Whether you want to reuse it or consider asking someone to remove it for you in exchange for a free fence, it’s possible. If you can’t find a location for it in your yard, you can repurpose a chain link fence by donating it to a local animal shelter or community garden.

You can keep a dog from digging under a fence by filling existing holes in your yard, installing a wire to your fence bottom, burying your fence bottom, making a designated digging spot, and removing visual stimuli. You can also dissuade your dog from wanting to dig under your fence and escape by scheduling more one-on-one playtime and ensuring they are getting enough exercise to keep them stimulated.

Glass has one of the longest lifespans of any fencing materials, lasting anywhere from 10 to 30 years on average. Just how long your glass fence lasts depends on several factors, including how well you maintain your fence, the climate, and the type of glass you use.

If you live somewhere with severe weather like hail, tornadoes, or hurricanes, expect your glass to have a shorter lifespan. Pool glass is one of the thickest tempered glass materials and may last longer than other options—especially compared to laminated glass.

The best vinyl fence style for your yard depends on your needs, form and function-wise. For example, a classic vinyl picket fence in your front yard helps contain kids and canines while offering views of your neighborhood. But a more expensive privacy fence creates a secluded backyard oasis for family gatherings. Opt for a ranch-like post and rail vinyl fence if you want to carry on your rustic farmhouse vibes.

Home insurance policies may cover fencing repair and replacement costs if the damage is caused by covered causes of loss, such as a storm, fire, or vandalism. However, natural wear and tear and damage caused by owner negligence and insufficient maintenance are not covered. The same goes for damage caused by improper installation.
