About us

Ypsilanti Restoration was founded in 1997 as a sole proprietorship. We became a L.L.C. in the winter of 1999/2000 . Since the company's founding we have worked for a wide variety of clients including churches, universities, historic property owners and residential home owners. We often work with historical organizations and architects to assure integrity of the finished product. At Ypsilanti Restoration L.L.C., we place emphasis on maintaining high quality workmanship. We employ only experienced and dependable workers with an eye for detail. We strive to maintain courteous and friendly relationships with our clients. We are licensed builders by the State of Michigan and we are proud members of the Michigan Historic Preservation Network Resource Council. Our policy is safety first, but we are fully insured for liability and workers compensation. Certificates of insurance are available if needed. We have a long list of satisfied clients. References will be provided upon request. -Update 2023- Please note! We are almost always booked up for at least 6 months, sometimes we are booked up for over a year. If you need your project done immediately, or in the next few months, it is highly unlikely we can help you. Also, Life is too short to spend it driving. As such, we generally do not take on projects more than 30 minutes drive from Ypsilanti. (Occasionally, we will travel up to 1 hr. for projects of particular significance.)

Mike Condon is a rare find. He artfully tackles restoration jobs that others don't dare to touch, and makes it look so easy. His craftsmanship is impeccable, his prices are very reasonable, and he is a joy to work with. What else can one ask for? He has my highest endorsement and recommendation. The only catch is he is fully booked 6 months to a year in advance. Good luck convincing him to take your job,

Mike is incredible, both as a person and as a contractor. It seems that most people that go through a big remodeling project have complaints about their contractor and subs. Despite facing many unexpected issues during the remodel (unexpected by us, having never done a remodel, but not as unexpected to Mike), working with Mike was a great experience. He is very conscientious, patient, and reliable. He has a ton of experience and is highly skilled. We give him our highest possible recommendation. In addition to the remodeling work, he also did masonry work. Again, great work. I have not listed a cost of services since I am not sure of a total, and it was a long project that evolved and expanded as we went. Mike was always great about giving cost estimates and his charges were probably less than they should be for the quality of work he provides.

Did a really nice job removing the old concrete, which exposed a second set of older concrete stairs, too steep to use, but built over them. Old footings that were exposed were able to stay and be used again.

Fabulous. Mike repaired our foundation several years ago, and his work has held up over time. He is professional, courteous, and quick, once he was able to fit us into his schedule. When we needed additional work done on our house, we went to him first, and he was able to recommend other contractors for work he couldn't perform himself.

My soffits were falling down because of water damage coming from the internal gutters.
Finding someone who was willing to do the work was a challenge because it is a very high building and it's and quot;Historic.and quot;
Mike came out and looked at it right away. He was doing work in the area with a lift, so he was able to get up up to check things out in a couple days. Not knowing what he would find until he started taking things apart made it impossible to quote. I agreed to pay him on a time-and-material basis. He did a great job at a fair price. I will be hiring him back in the summer to do the permanent repairs.

We chose him for the work because he has expertise in older homes and especially in brick work. He has done a variety of work for us and we have been happy with the cost. The owner, Michael Condon, he came out, looked at the job, and gave us several solutions at different price options for the porch. We weren't exactly sure how we had wanted to move forward with the project and he gave us several different options. We chose a plan somewhere in the middle. The work is very solid. He is a real and a very conscientious. If you want something done in the way that it is completely correct and aesthetically pleasing, he is the person to go to. He stays busy with his work. When he takes on a little job, he will place the work in between his large jobs. For example, when the weather delays him on a large project, he will call to see if he can come and do the small job for us that day. He is good about staying in contact and is always there when he say he will be. The porch that he made was brand new, but he made it to look like it belonged to an older house. He has done a great job on all of the work we have had him do for us. We will be hiring him for additional work.

Excellent workmanship. Professional. Worked through the worst heat of this summer. Their work was high quality. They cleaned up after themselves. There is nothing remotely negative to say. We have a 100 year old home with tuck pointing that was in very bad shape. It is now something we are very pleased with.

It went great. They came out and checked it out a couple months ago. When I got back to them, they gave me a date that they would show up and they showed up on that date. They got it done and cleaned up in a week. It was a pretty big job because I'm in a historical house. They had to build scaffolding up. Everything went really well. I would tell someone to use them. Pay-wise they are moderate and in the middle there. I did not have a problem with anything they did. You could probably find cheaper. Because I am in historical district, you have to do things through the historical society's parameters. That is one of the reasons I used them. If you're just getting something done on a normal house, you might use someone different. Where I'm at, they do the kind of work that I needed done. They restore old buildings and things that are already there to the point that Ypsilanti Historical Society wants. When we set a time to meet, he was there. He was very professional.

I waited two months to get an estimate from another company for chimney repair, and his eventual estimate seemed high. He suggested checking with a local company that wouldn't have to factor in mileage. I'm glad he did! Michael was not only wonderful to work with but came in $250 cheaper than the first estimate. We were flexible with the timing, but when Michael wasn't able to complete the job the day he thought he would (due to the INTENSE heat), he called right away to let us know. Our chimney was removed down to the roofline and completely rebuilt; it looks great. Not a speck of brick or concrete anywhere on the ground or the eaves. Highly recommend his services.

Came on time, got started, did the job, cleaned up and left. Mike consulted me about the placement of the stones and design of the hearth and also offered his opinion. It looks fabulous, thanks to his good esthetic sense. During the job, which lasted about 6 hours, he warned me when he was about to use noisy tools, treated my furniture with more care than I do, and generally acted the way you wish everyone would. No cursing, no loud music, no interruptions. I actually sat in the same room and worked myself!! Mike is a master craftsman and very knowledgable, but the best part is the absolute professionalism of his work. Everything is clear, calm and under control when he works. I wish I had an old house that needed restoration; it would be a breeze!

Ypsilanti Restoration was very professional and did a fantastic job. They actually talked me out of some repairs that I thought that I needed. Additionally, the work that they did performed on my home came under budget. You might find someone a bit cheaper but you won't find anyone better.

This is a store and there is somebody there to take down the lamp fixture and things like that. The experience was good but the store is somewhat pricey. I will use them again in the future.

EXCELLENT WORK! Turned out great, some unforseen issues occured because of the age of the house, but Mike dealt with them no problem and without additional cost. He's obviously used to working on older structures where things have been changed over time. Great experience, have used him multiple times and he's at the top of my list to call if there's anything related to remodeling or renovating.

Wonderful company to work with. Michael was very prompt in arriving for an estimate and then scheduling the work. Since he has extensive experience with restoration on historic buildings as well as general construction/contracting, he was able to explain that the chimney on our 95+ year old house had been rebuilt at some point, which made a difference in the type of mortar he needed to use. He and his assistant were polite, professional and prompt. He estimated two days, and finished in two and a half (because he didn't want to wash the excess mortar off too soon after the job was done). It looks great, and we shouldn't have to do it again for another 40-50 years!
