Omega Home Inspections understands that purchasing a home is one of the biggest investments that you will make. We provide objective home inspections with context to help you make informed buying decisions. Our home inspection reports are computer-generated and easy-to-read that will be made available to you within 24 - 48 hours of the inspection. The home inspection usually lasts about three hours, depending on the size of the home and systems to be inspected. You are not required to be present during the inspection but you are welcome to attend and follow along with the inspector. We are excited to work for you and ensure you are making a sound investment! (We are not structural engineers and do not do structural inspections, nor do we inspect mobile homes.)

"Stuart is professional, thorough, responsive and very knowledgeable. He patiently answered all of our questions throughout the inspection and we left feeling like we had a great understanding of the home we're buying. As for the inspection report itself, I intend to reference it for months and years to come as I prioritize improvements. Stuart was also able to turn the report around quickly to accommodate the timelines of our purchase. I would 100% recommend him to anyone in need of home inspection services."

A home inspection is one of the most critical parts of a real estate transaction. The role of the home inspector is to educate purchasers on the biggest transaction in their lives. Prospective home buyers depend on the home inspector to put home and building criteria into proper perspective so that an informed decision can be made. MA License #787 - ASHI Member.

"Jason showed up early and was extremely detailed on our home inspection. He completed the report with photos of the entire property the same day. He also outlined tasks that need to be done in short and long term periods. We had a really great experience with him and would recommend him to anyone!"

"Mohan was just phenomenal. We called him on a Friday to see if he could do a home inspection for a house we plan to buy. I had difficulty scheduling a time when he and my buyers agent were both free, so Mohan called my agent himself to work out the schedule. Within 5 minutes of calling Mohan, I had an inspection scheduled for the next day. The appointment was for 1pm and he said it would take about 1.5 hours. We arrived a few minutes before 1pm and Mohan had already arrived and inspected the roof — he came early because it was going to rain and he wanted to still safely inspect the roof. During COVID19, Mohan was very clear ahead of time how we were all going to maintain safety. He wore a mask the entire time and had a laser pointer to show us stuff from a safe distance. He took pictures of everything. He explained everything and was so patient with us, especially as first time home buyers. Mohan also isn’t alarmist but still very upfront about potential repairs. For example, Mohan would say that we should replace the hot water heater because of leaking and explained how much it would cost. He also would show us stuff that didn’t need to be fixed now but should be fixed within the next X amount of years. He even showed us preventive stuff - for example, the gutter downspouts were draining right next to the home, which has a stone foundation and can be highly susceptible to water damage. Mohan suggested to buy a dehumidifier and place it in the basement to prevent moisture and prevent damage that hadnt even occurred. The appointment was for 1pm Saturday and by end of the day, I had received a written report of his inspection."

His extensive knowledge of homes and construction provides insights most inspectors are unable to and presents them in an easy to understand, clear manner. Detailed reports with photos highlighting items of concern are normally delivered by email within 24 hours. Pre offer and post close inspections are priced commensurate with the level of inspection requested. Please call for more info.

"I highly recommend Dave! Buying a home is one of the most important (and stressful) life choices a person can make. Dave spent over 4 hours doing a thorough inspection on a home we are buying. He answered all of our questions, and was thoughtful in pointing out what the issues were as well as small things that we should be aware of over time. His report was excellent and we were able to use it to negotiate the sale price of our home."

Brad and Darleen both had long and successful careers in Massachusetts real estate prior to meeting at REMAX in October of 2011. They immediately appreciated each other’s strengths in the business and began working on projects together. They started dating in July of 2012 and were Married on Cape Cod July 14th 2013. Brad and Darleen’s business has boomed ever since becoming a TEAM. They have both achieved the Certified Residential Specialist designation which is the highest designation awarded by the National Association of Realtors. They are very proud members of the National association of Realtors, Massachuetts Association of Realtors, and the Greater Boston real estate board. They work with buyers and sellers equally well and strive to have raving fans as clients. Almost all of our clients actually become our friends as we go through the process. Brad and Darleen bring very different skill sets to the team. Kind of a good cop bad cop TEAM. Brad is laid back, easygoing and very knowledgeable about all aspects of residential construction as he was in the business for years. Darleen brings a tough go getter approach along with a great sense of humor to the TEAM. Darleen had a career in the corporate world prior to real estate which helps the TEAM with organization and structure. Our tagline “AN EXPERIENCED TEAM ALWAYS OUTPERFORMS AN INDIVIDUAL” is not simply a tagline. They make it the truth and strive for unprecedented service and value. When working with Brad and Darleen you are getting two seasoned veterans working for you fulltime. They have an 877-481-5544 number that rings them both so that you will reach one of us when you call. Phone, text, or email us anytime.

"As a first-time homebuyer, navigating the real estate market seemed daunting. However, thanks to the exemplary service provided by Team Pratt (Brad and Darleen), my experience was nothing short of exceptional. From the initial consultation to the final closing, Brad and Darleen demonstrated unparalleled professionalism, expertise, and dedication. Brad and Darleen took the time to understand our specific needs, preferences, and budget constraints. Their extensive knowledge of the local market was evident as they provided valuable insights and guidance throughout the entire process. They patiently answered all my questions, alleviating any concerns and ensuring I felt informed and confident every step of the way. What truly sets Team Pratt apart is their unwavering commitment to their clients and the construction experience that Brad brings to the table. Brad takes good time to walk through every detail of the house during the showings. He pretty much finishes most of the inspection to be honest. Their proactive communication and attention to detail were remarkable, ensuring that no detail was overlooked and that all deadlines were met seamlessly. Beyond their professionalism, Brad and Darleen's genuine care and empathy were truly appreciated. They understood the emotional significance of buying a home and provided invaluable support and reassurance during what can often be a stressful process. Home Inspection questions, answered by experts

Most homeowner policies don’t cover damage to the actual French drains themselves. However, some insurance policies do cover flood damage. In the event that your current system fails and your French drains need to be fixed, you could be covered for any damages incurred. Check your insurance policy to see how they pay out for water damage if a drain system fails.

Part of a pre-drywall inspector’s job is ensuring all work done on the home is up to code. If they discover anything that doesn’t comply, these fixes may be required by the local government or by the lender financing the build. Aside from these mandatory post-inspection home repairs, it’s technically optional to make any other repairs—though it’s a good idea to remain proactive about them to avoid a bigger issue in the future.

While most house creaking is expected to some extent and under normal conditions, it's not a good idea to ignore new noises. If other problems accompany the creakiness, like cement cracks, wobbly or loose stair components, or moving trimwork, it's time to look into the potential for foundation trouble or other structural problems.

Make it easier for your inspector to do a thorough assessment by preparing your home ahead of time. That includes:

  • Noting any signs of pests around the home

  • Removing obstacles in the way of the attic, basement, plumbing, garbage, and other key areas that inspectors will need to access

  • Keeping children and pets away from inspection areas

Mold inspections are worth it because they can catch troublesome mold problems early before they get out of hand. It's worth it to address mold problems as soon as possible because mold can be hazardous to your health and cause damage to your home and its belongings. Mold testing and inspections are the best way to know if you have a mold issue in your house.
