"I would not recommend SWAT Environmental. They installed a radon system at my house and did a very poor job sealing the pipe out of the roof. It immediately started leaking. They came out and said they fixed the leak, but they gave me the run around for months to pay to repair the water damage. Finally, they paid for the water damage repairs. A few months later, their supposed leak repair failed and it leaked again, resulting in more water damage. I paid another company $930 to fix it right and I'll have to pay for more repairs. It was such a hassle to get them to pay for the first repair that I didn't even bother a second time."

"Our Inspector was not thorough at all. He turned the water on for the bathroom sink and then the shower in the front bathroom and when he did the water in the sink almost stopped flowing and he didn't notice that so I pointed it out to him and from that point he should have proceeded to ck the water flow in the rest of the house to see if the whole house had low flow issues but he didn't. The Inspector also noticed a flexible gas line off of the water heater that ran through the floor into the crawl and to a wall heater just on the other side of the wall and said it didn't have a ground on it but he would look at it in the crawl space but he didn't go over to where the flex gas line was. When he proceeded to the crawl space he only checked a very small part of the crawl with the largest areas of the crawl only accessible or visible through passthrough openings due to solid block support walls and this is a very easily accessible crawl space. I pointed out a wet looking spot on one of the block walls which was on the other end of the crawl from where we were and he wouldn't check into that and told me to ask the homeowner if they had and leakage issues in the crawl space so we had to get another crawl space inspection from another company 2 days later, and I'm sure the home owner would have said oh yeah you are gonna be screwed when it rains. No appliances were checked for proper operation. During the attic inspection he didn't see a switch for the attic light so he used his flashlight, I looked at the light to see why he didn't turn it on and I followed the cord up and over the door where it was plugged into a droplight that had no bulb or guard on it exposing a shock hazard and it was ran over to an outlet and plugged in so I pointed that out to him also because he didn't see it. The Inspector never found the Master bedroom and bath (unbelievable) that is in the back corner of the house down a hallway so none of that even got looked at. The $75 charge for a Septic Inspection consisted of turning on the kitchen sink faucet, putting the dye in the drain and immediately proceeded to make 1 pass around the property which he went well into the neighbors back yard and I had to tell him about that. This Inspector was extremely absent minded on this day. I did follow J.M. through this whole inspection process."

"Buyers Beware – Total Waste of Money We purchased the premium home warranty package through Home Warranty Inc (homewarrantyinc.com) when we bought our home in October 2024, including the add-on for sprinkler system coverage. As anyone familiar with North Dakota knows, sprinkler systems must be winterized in September or October to prevent freeze damage. Ours was professionally blown out as soon as we moved in. Fast forward to spring—sprinkler systems in this region typically aren’t used again until late May, after the last freeze. We hired a professional sprinkler company to perform the spring startup and inspection. They found that multiple valves weren’t working properly. I filed a claim with the home warranty company immediately. Despite having the coverage, they denied the claim, saying it was a "pre-existing condition." That’s absolutely ridiculous, considering the system was winterized upon move-in and wasn’t even operational until months later. To make matters worse, this company has no partnered service providers in our town. You're expected to find your own technician, and good luck finding one who’s willing to work with them. Even if you do, you're likely stuck paying a significant amount out of pocket if anything needs to be replaced. This company is a complete scam. They take your money and leave you high and dry when it actually matters. I would never recommend them to anyone."

"BPG Inspections Failed to Honor Their Guarantee or Take Accountability Summary: In my experience, BPG Inspections failed to uphold their guarantee, and I encountered poor follow-up and vague, shifting justifications for denying my claim. Details: I hired BPG Inspections in Pensacola, FL, to inspect a home I purchased in April. The inspection occurred in March, and I moved in during May. Within a few days of moving in – well within the 90-day warranty period – I discovered two issues that the inspection report had explicitly marked as functional: 1. The garbage disposal unit did not work (it made a soft noise but did not function). 2. The HVAC system failed to deliver air to the kitchen and adjacent bedroom, though the inspection report had indicated the air handling was operational and in good condition. I promptly emailed BPG about these problems, and while the inspector initially responded, I was then passed to their claims department. After repeated follow-ups, I finally received a call on June 23rd – nearly a month after reporting the issue – only to be told that neither issue was covered under their warranty.
