"Called company on Monday and got an appointment for an inspection on Wednesday. That following Monday, the technician arrived and went through each step is sealing off the concrete foundation to the water leak. The fix worked well and was put to the test with the recent record rains. Not one drop of water came into the basement."

"After living in our house for 20 years, we had seepage for the first time in one part of our basement. We called several waterproofing places that morning and ULB was by far the most responsive. The same day we called, Stoyan came out to see the leak, diagnose the cause, and propose a fix. Stoyan did an excellent job at explaining the problem and scheduling the repair. Within two days, Kyle came to fill the crack. His work was also excellent. Stoyan and Kyle both came to our house at the times promised and were very good at answering the questions we had. We were very impressed with ULB and highly recommend them."

"The team showed up on time and worked quickly.  All went smoothly with the scheduling and work.
After having water in our basement on several occasions, and getting three different approaches (and costs) to remedy the water problems we chose to use Atlas restoration who had the most cost effective approach and offered the least destructive and most conservative approach to start with.  We waited to repair the damage in the basement from the previous flooding and after several hard rains saw no water in the basement.  We proceeded with the repairs to the basement and after all of the hard rains we've had so far this year, especially this summer, we have see no evidence of water in the basement at all."

"Out of the three basement waterproofing experts we called to offer solutions after getting a lot of water in the basement of our 1925 home, Joe at The Real Seal was the only one who seemed to take serious time in investigating the cause. He even came back a second time after we got more water in another spot to see what could be causing it and what a cost-effective solution might be. On top of that, the price was right! We never ever felt pressured into committing to the work, and they seemed confident in their skills to get the job done. Our partial interior drain tile job was finished in two days. While we can't yet vouch for the drain tile's efficacy since we haven't gotten a large spring rain yet and we're still in the process of refinishing our basement after it was demoed for this work, we expect we'll have a dry basement!"

"I had been seeing water damage on the ceiling drywall in my basement for a while. I've had two other plumbing companies tell me that the water I was seeing was likely due to condensation on the pipes and that I had nothing to worry about. However, the water damage had continued to get worse, so I opened the drywall and realized that I had a pipe leaking from the kitchen sink on the 1st floor. I called J&S Plumbing at 10am and they had a two man crew at my house at 10:30am. They immediately diagnosed that the leak was coming from the sink drain pipe and let me know that they would have to open the wall behind the sink to properly access the pipe. They put drop cloths down and did a great job cutting open a very neat and clean square opening in my wall. They cut the drywall in a way that it will be very easy to screw the piece back to the studs and mud and tape! Once the wall was open they were able to quickly identify where the leak was coming from. They cut out the bad piece of pipe and put in new PVC. They tested to make sure the leak was repaired. All of this took just over an hour to complete. They did such a good job that I asked them to look at the toilet in my master bath that I've suspected was not set properly by a previous company. They identified that the wax ring used by the previous company was not sufficiently placed and that the toilet was leaking. The drain pipe for my toilet sits about a 1/2 inch below the tile so they used a larger and thicker wax ring to correctly seal the toilet. The technicians did an amazing job, were super personable and very respective of my 5 month old that was in the house. They were super quiet and did their work in a fast and efficient manner. I will be using J&S for all of my future plumbing needs!"

"I worked with Austin Werner at Real Seal to get some basement sump pump work done. He came out initially and gave me a quote and different options for my basement sump pump. He was very knowledgeable and gave pros and cons of different options. The quote was priced very fairly. They were able to get us on the schedule quickly. On the day off, the Real Seal technician called me the morning to let me know what time they would be here. The job was done very professionally and they answered all my questions. They cleaned up after the install. Highly recommended."

Basement Waterproofing questions, answered by experts

French drains and yard grading systems are two highly effective ways to fix standing water around the foundation. Since the French drain uses a perforated pipe covered by gravel, you won’t have to worry about water taking the soil away from your foundation. Meanwhile, yard grading levels out the ground to prevent water from gathering around your foundation.

Standard homeowners insurance policies may cover basement water damage or flooding, but only if it is caused by a sudden and accidental event that is a covered peril, such as a burst pipe or a failing appliance. Damage caused by natural flooding from extreme weather, groundwater seepage, or heavy rain is typically excluded and requires a separate flood insurance policy. Some insurers also offer an optional water backup endorsement for issues like sewer backups. Review your policy or speak with your agent to understand your specific coverage.

In most cases, a crawl space will not dry out on its own unless the moisture comes from an uncommon flood and isn’t expected to be a recurring issue. For most homeowners, moisture problems in the crawl space will only continue to get worse over time, so addressing the underlying problem with gutter systems or a foundation drainage system and setting up a preventative solution like a dehumidifier is necessary.

In most cases, it is safe to live in a home with minor foundation problems, but you should not let the issues persist. Virtually all foundations have small cracks from normal settlement, which are not a structural concern but should be sealed to prevent water intrusion. However, major damage—such as large structural cracks, sinking foundations, or bulging walls—can make a home unsafe. Other issues that can pose safety and health risks include poor indoor air quality from mold or pests, uneven floors, and rotten beams or joists. It is always best to have a foundation repair expert or structural engineer inspect any issues to determine if your home is safe to live in.

Methods include interior sealants, exterior excavation and waterproofing membranes, sump pump installation, and vapor barriers for encapsulation. Techniques vary based on the structure and severity of moisture issues.
