They must post their own positive reviews. They took my $65.00 fee and did nothing"

From the underwriter to the home inspector, the team working to help you buy a house is there to make sure it is a sound financial decision and that the house is worth what you're paying for it. 

A sale can fall through when a mortgage lender discovers the cost of the home plus closing costs is too high for your current financial status. Another potential issue is that an inspector or appraiser can find issues with the home that halt the sale if the offer is far higher than what it's worth.

There are a few things you can look out for to ensure your chimney is safe to use. Check for the following issues:

  • Cracks or missing pieces in the masonry of the chimney

  • Creosote buildup in the chimney, which is a black, tar-like substance

  • Cracks, stains, or scorch marks in the firebox

  • Water stains in or around the fireplace

  • A broken or stuck damper

If your home has a forced-air HVAC system, it will also have HVAC duct parts. Air ducts are connected to an HVAC unit and deliver heated or cooled air to each room; your heating and AC wouldn’t work without ductwork.

However, if your house has a boiler or radiator system for heating and doesn’t have central AC, you probably don’t have ductwork installed.

There are a few different types of flues out there, including throat dampers and top-mounted dampers. A throat damper will look like a piece of metal inside the chimney that is either opened or closed, while a top-mounted damper will simply make it so that you can see the daylight streaming in through your chimney from inside if it’s open.
