Plaster ceilings can sag for several reasons. In some cases, the plaster and other building materials shift and come apart over time, which is why you’ll commonly find drooping plaster ceilings in older homes. Improper installation, foot traffic, and water damage—often from a leaky roof or a broken pipe—can also cause plaster ceilings to sag.

To properly clean and maintain your skip trowel drywall texture, dust the surface weekly with an electrostatic duster or vacuum with a soft brush attachment. Never scrub the surface. You can remove stains by gently applying a mild detergent solution with a paint roller, removing it with a damp roller, and drying with a dry roller. It is more difficult to drywall a ceiling than it is to drywall a wall, but not so hard that DIYers can’t tackle it. One of the main issues with hanging drywall on your ceiling is getting it into place. Drywall isn’t light so, if you are hanging full drywall panels, you will need at least two (it’s better with more) people to hold the panel while you drill it into the ceiling as a single piece can weigh between 40 and 60 pounds and will need to be held in place for up to 10 minutes.

While a normal moisture level for drywall is between 5% and 12%, replacement is recommended if you get consistent readings above 17%. At this level, the drywall is likely too compromised by extensive moisture damage to be considered safe. You can replace either the entire sheet or just the affected section. If you are unsure after a visual inspection, it is best to have a contractor or water restoration provider use a professional moisture meter to get an accurate reading.
