We initially contacted just the top two Foundation Repair Experts listed on Angie's List because we can't afford to have our home repaired by anyone who lacks the proper credentials, staff, tools, training, techniques, supplies, 25 year transferrable warranty, and the hands on experience to deliver all services as promised. We are extremely pleased with the final results to take back our homes basement from poor workmanship done by the original builder and owner of our home back in 1979 We purchased the home in 2001 and unknown to us the foundation had been placed on top of clay based sub-soil which was an acceptable building practice back in 1979. Today's building codes prohibit this careless and costly practice of home site preparation for the homeowner. Resurfaced concrete can last anywhere from eight to 15 years on average. Just how long your resurface concrete driveway lasts depends on how often you seal the concrete, the amount of traffic, how well the concrete resurfacer was applied, and even the soil quality. Poor soil that led to premature cracks in your existing concrete can quickly lead to even more cracks and problems if you don’t fix the root cause of the cracked concrete.

Concrete resurfacing is the process of applying a new, thin layer of concrete over an existing concrete slab to give it a fresh appearance. The new layer is often between 1/4-inch and 1-inch thick, so it involves much less material than you’d need to pour a new slab, which is often 4 inches thick. Resurfacing also gives you the opportunity to add color or texture to your slab without totally replacing it.

If the cracks in your concrete patio are cosmetic, you can pour a concrete overlay over the patio to cover them up. However, you shouldn’t cover more severe cracks because the underlying damage will simply cause new cracks to appear in the overlay. Patio repair costs $750 to $2,500, depending on the type of repairs and the extent of the damage.

You have different options depending on the scale of repair needed. If you are repairing minor cracks that are between ¼ inch to 1.5 inch wide and less than half an inch deep, a self-leveling polyurethane sealant would be your best choice. Polyurethane sealants dry to the touch within one to two hours. Since they come in a tube applier, you also have the option to complete the repair without emptying out your garage.

Self-leveling concrete is the best option for your garage floor since it guarantees an even surface in the end. However, most garage floors weren’t made with self-leveling concrete. You don’t need to fully replace the garage floor to use self-leveling concrete. A quarter-to-half-inch of self-leveling concrete on top of your existing floor will be sufficient for a smooth and even finish.
