"⭐ 1 Star – Unsafe, Unlicensed, and Untrustworthy Contractor I hired Fernando Soto / 360FSC Inc. for an ADU and home extension in Millbrae, and it has been one of the most stressful and costly experiences I’ve ever gone through. From the start, Soto relied on unlicensed workers for critical trades. Electrical work was unsafe and failed inspection — indoor panels were installed outside, wires were left unsecured, and essential safety breakers were missing. Plumbing was just as bad: instead of replacing the pipes as I requested on day one, his crew tied old cast iron, clay, and PVC together, even forcing larger pipes into smaller ones. This caused sewage leaks and backups. Independent inspections later confirmed major issues: Flooring – failed inspection and needs to be completely redone. Foundation – the new extension has already sunk by about 3.5 inches, creating serious structural risks. On top of that, the project stalled for months after May 19th, billing was vague, and Soto even threatened to rip out work I had already paid for. He hides behind a P.O. Box in Belmont instead of a real address, which says a lot about accountability. This contractor cuts corners, uses unlicensed trades, and leaves unsafe work behind. Do not make the mistake I did — avoid Fernando Soto and 360FSC Inc. One more red flag: a glowing “review” on this page was written by Rachel G — who is actually tied to his business. "The owner, Juan Ortiz bent over backwards to accommodate my schedule, my specs, my wishes. He was patient, professional, friendly and responded immediately when I tried to contact him. His crew was EXCELLENT. The arrived on time, everyday. They fixed things they weren't required to fix. They did a painstakingly beautiful job, and they cleaned up thoroughly. I recommend them enthusiastically and will definitely be using them again."

"I can highly recommend Bay Home Remodeling. I updated two bathrooms in my home. They were thorough, very professional and timely. I felt very comfortable while having them in my home. "Excellent! I thought I needed a new thermostat since I wasn’t getting any heat. Juan came over , checked the circuit breaker and found that the breaker was worn out. He replaced the breaker and found that the thermostat was still functioning. He could have said that the thermostat needed replacing too but instead he just said you needed a new circuit breaker. I really appreciated the honesty. If he said I needed the thermostat too I would have paid for both thus increasing my bill. I just want to add a few more comments about the work that he’s done for me. I first met Juan when he came over to my house to stabilize a lose tile that was above my garage door. Then I showed him mold growing next to my shower door. He found a small crack that allowed water to seep into the sheet rock. He replaced the shower door and the sheet rock that was growing mold. Then I took him to the bathroom where I showed him a bulging floor board next to the toilet. He found a small crack in the toilet tank that slowly dripped water on to the backside of toilet dripping water onto the base board. He offered to repair the tank but I told him to go ahead and replace the toilet. I can’t say enough about Juan. Whatever the problem is he’ll figure out how to fix it. When he approaches a problem he approaches with a positive attitude. Another time my ceiling fan went out and I asked him to come out to see what the problem was. Instead over the phone he told me to check the remote control. I went on Amazon and ordered a new remote control . I placed in new batteries and the fan started working. He didn’t charge me anything for the advice. I was prepared to buy a new fan and all I needed was a new remote. Juan is multi talented. I’ve recommend him to my neighbor and he’s done a couple of projects for her (leaking roof). Lastly, in a couple of weeks he’s coming over to paint my front door and put a new latch on my side gate. I’m 77 years with an injured leg so fixing things around the house is difficult for me. Juan has made my life easier."
