"The entire experience, from booking the appointment with Tyler to tagging along with Cody during home inspections, Valley Home Inspections is always my first choice as a realtor. Tyler is knowledgeable and professional with me and my clients with scheduling the inspections and Cody is an expert in his field of home inspections. I appreciate Codys willingness to educate my clients, helping them to get to know the homes they are preparing to purchase. He offers a quick turn around with the report and is always available to answer questions and even offers a free return visit to reinspect areas of the report that were requested to be addressed prior to close of escrow. Always my first choice!"

"I move to Arizona a month ago and needed my roof inspected. I called structural technologies and the owner of the company Joe Rubanow came out and inspected my roof himself which impressed me immediately that the owner was as hands on as he was. After what seemed like an hour of Joe being on my roof, we went inside and he explained in great length with pictures and his knowledge what was needed to make my roof safe and protect my home for yrs. I would absolutely positively recommend this company for roofing, and when I get the funds, I will have him come and give me estimates of some of the work that we might want to have done inside the house. Thank you, Joe."

Home Inspection questions, answered by experts

You can determine if your ductwork needs rerouting by looking for common signs of issues. Uneven heating or cooling in different areas of your home, unusual noises from the ducts, and a noticeable increase in energy bills may all indicate problems with your duct system. Additionally, if you've recently renovated or there are structural changes in your home, it's a good idea to assess whether your current ductwork layout is still efficient.

Any good contract company will do their own post-work inspection and walkthrough with their clients, but you shouldn’t consider these a replacement for a third-party pre-drywall inspection. Even a small mistake or oversight can lead to big issues down the line. Having an objective, neutral professional perform the inspection will help to make sure nothing goes overlooked.

Make it easier for your inspector to do a thorough assessment by preparing your home ahead of time. That includes:

  • Noting any signs of pests around the home

  • Removing obstacles in the way of the attic, basement, plumbing, garbage, and other key areas that inspectors will need to access

  • Keeping children and pets away from inspection areas

Homeowner’s insurance will usually cover damages caused by contractors, but it won’t cover repairs if a contractor does poor work. If a contractor completes a job and you’re unhappy with the results, your best option is to have a civil conversation with the contractor about the issues. Reputable professionals may be willing to address your concerns at no additional cost or work out another resolution.

Depending on your state, a home inspector may need a license. All states and the District of Columbia require home inspectors to undergo training. However, some states (such as New York, Texas, Washington, and Illinois) require state-issued licenses while others (including California, Colorado, Pennsylvania, and Virginia) do not.

Other professional certifications include the American Society of Home Inspectors (ASHI) certification, the International Association of Certified Home Inspectors (InterNACHI) certification, and the National Home Inspector Examination. Inspectors can also receive certifications in specialized areas. These can include structural specialties, like chimneys, swimming pools, or septic systems, as well as specific issues like mold, pests, or radon gas. Whatever your situation, make sure your home inspector is certified to handle it.
