"The entire experience, from booking the appointment with Tyler to tagging along with Cody during home inspections, Valley Home Inspections is always my first choice as a realtor. Tyler is knowledgeable and professional with me and my clients with scheduling the inspections and Cody is an expert in his field of home inspections. I appreciate Codys willingness to educate my clients, helping them to get to know the homes they are preparing to purchase. He offers a quick turn around with the report and is always available to answer questions and even offers a free return visit to reinspect areas of the report that were requested to be addressed prior to close of escrow. Always my first choice!"

"I move to Arizona a month ago and needed my roof inspected. I called structural technologies and the owner of the company Joe Rubanow came out and inspected my roof himself which impressed me immediately that the owner was as hands on as he was. After what seemed like an hour of Joe being on my roof, we went inside and he explained in great length with pictures and his knowledge what was needed to make my roof safe and protect my home for yrs. I would absolutely positively recommend this company for roofing, and when I get the funds, I will have him come and give me estimates of some of the work that we might want to have done inside the house. Thank you, Joe."

Home Inspection questions, answered by experts

If you suspect that your roof is leaking, you can hire a professional roofing contractor to inspect it to find the source of the issue. There are many possible reasons why your roof is leaking, including broken shingles, damaged flashing, clogged gutters, and more. A roof leak inspection will help you pinpoint the exact cause of the leak and the pro will suggest the best way to resolve it.

Yes, in most cases, you can negotiate and make a counteroffer after a home inspection. If the inspection reveals issues with the property, you can use these findings as leverage to reduce the purchase price. Your counteroffer should account for the estimated cost of necessary repairs, and it's important to find a reasonable balance to increase the chances of the seller accepting. The main exception is if you waived the home inspection contingency to make your offer more appealing. In that situation, while you can still have an inspection done for your own information, you have no contractual recourse to make a counteroffer based on the results.

Consulting the architect of your house is not the best way to determine when it was built. Many homes are built by developers or builders, so there may not be a specific architect to track down—especially if you have a very old house. Instead, it’s best to rely on local government records.

You can determine if your ductwork needs rerouting by looking for common signs of issues. Uneven heating or cooling in different areas of your home, unusual noises from the ducts, and a noticeable increase in energy bills may all indicate problems with your duct system. Additionally, if you've recently renovated or there are structural changes in your home, it's a good idea to assess whether your current ductwork layout is still efficient.

Depending on location, sellers are often legally required to disclose a home’s defects to buyers, even if the home is being sold as-is. Certain types of defects, such as asbestos, mold, previous water damage, structural issues, and other safety risks, may be required to be disclosed, so check local laws to see what needs to be disclosed and what doesn’t.
