My name is Scott Thompson, Certified Professional Home Inspector with Gulf State Home Inspections. I am an experienced and dedicated home inspector who has spent many years perfecting his craft as a home inspector. I have had years of construction and home inspection experience that helps me to inspect your home thoroughly and to provide you with a comprehensive home inspection report. Your home inspection is an important step in one of the biggest decisions that most people ever make in life. That is why I use every bit of energy and knowledge I have to give you the best information possible. It also helps that I am a local home inspector. I know the homes here. I have inspected them, worked on them, I understand how they operate, how the weather wears on them, and I understand their idiosyncrasies. Florida is a different market than other states. With home owners insurance on the rise it is imperative that your inspector be educated in proper forms needed to ensure a smooth transaction. We can also provide Wind Mitigation Inspections and a 4 Point Inspections as stand alone inspections with out the purchase of a home inspection. Both these inspections are quickly becoming the norm in this area and should be considered when hiring your home inspector. I am also a full member of InterNACHI, the world’s largest home inspector association. ***10% Discount for all Active and Retired Military (Please provide this information during scheduling) ***

"Scott did an absolute amazing job doing the inspection of our new home! He was early on the appointment day, he was extremely thorough. He explained everything in terms that were easy to understand and answered all my questions! He had the report back to me in less than 24 hours!! Highly recommend!!"

Home Inspection questions, answered by experts

From the underwriter to the home inspector, the team working to help you buy a house is there to make sure it is a sound financial decision and that the house is worth what you're paying for it.

A sale can fall through when a mortgage lender discovers the cost of the home plus closing costs is too high for your current financial status. Another potential issue is that an inspector or appraiser can find issues with the home that halt the sale if the offer is far higher than what it's worth.

To check the water pressure in your house, you’ll need to use a water pressure gauge, which you can purchase at your local hardware store. Locate your outside water spigot and attach the gauge (following the manufacturer’s instructions). Normal home water pressure is between 40 and 80 PSI.

Consider an annual inspection conducted by a local plumber to prevent dangerous and destructive leaks. If you recently moved into an older home or are concerned about the age of your gas lines, call an inspector for a closer look. You may also be required to call an inspector after your contractor installs a new line for an appliance.

After you pass your wind mitigation inspection, you’ll receive a report you can send to your insurance company when you request a discount. This report is valid for five years. If you switch providers within that five-year window, your new insurer may ask you to get another inspection if you want a discounted premium.

If you’ve spotted a skunk or know that one of these furry creatures sprayed one of your family members, your answer is fairly obvious. However, a skunky smell in your house that isn’t coming from these critters may be a sign of a dangerous gas leak. If you suspect this, leave your home immediately and call emergency services. It could also be a build-up of dangerous gas in your home’s septic system or plumbing. Call a professional plumber near you to make an assessment.
