"Mr. Jim was extremely knowledgeable and thorough. I highly recommend him! The report he provided was easy to understand and very thorough. He welcomed me in joining him, which I did! He also was able to accomplish the inspection 2 days after contacting him. Can't beat his price either."

"I know why this Company has an A+ rating. I needed the opinion and inspection of a top rated Remediation Company for a home I was looking to purchase. I was very impressed with the professionalism and knowledge that was given. I was also amazed with the promptness in getting an appt scheduled. Although I did not need their services for Remediation, if I ever do in the future, they will be my first contact. Thank you Jerry !!! JG"

"Leaf Pros was on time and very courteous. My elderly mom was home when they came and they were polite and considerate with her. They did a great job cleaning up behind my garage and I'm grateful for their help. I would absolutely hire them again! Great local company."

"Dylan and his crew were punctual, very professional and very responsive to any of our questions. They were great in showing us exactly what they were doing and also ensured that their work did not interfere with any underground water irrigation system pipes. They were very friendly. Nathan and Jordan also were very punctual, professional and responsive to any of our questions and concerns. They ensured that we were satisfied with their work and took the time to explain the procedure and to suggest an alternative for one particular area (i.e., grinding down a portion that could not be made to meet with the existing concrete). We would definitely recommend this company in the future. Brian, our foundation inspection person, also was great. He followed up with us to let us know when to expect the teams and did a thorough inspection of our foundation."

"Liberty did a fantastic job addressing the leaking roof of our 100+ year old craftsman cottage. I had anticipated a full replacement of its 15 year old metal roof, but on inspecting the existing installation, Liberty recommended a reconditioning plan that allowed us to utilize the remaining life of the existing metal. The work was executed Professionally, quickly, safely, and quietly at a fraction of the cost of a new roof."

Home Inspection questions, answered by experts

A mold inspection costs an average of $660, with a typical range between $300 and $1,025. However, costs can be as low as $150 or as high as $2,800 depending on several factors. These include the size of your home, the type of mold, the extent and accessibility of the affected area, your location, and the number and type of samples required. Hard-to-reach areas like air ducts, crawl spaces, and wall cavities can increase the cost. Specific tests have different prices; for example, swab testing typically costs $200 to $300 per area, while more extensive air testing can range from $250 to $700. A thorough inspection is crucial for determining the scope of the problem and identifying the best remediation method.

Yes, deck footings typically require an inspection before laying down concrete. While not all local building codes require footing inspection, proper placement ensures a safe and structurally sound deck. An inspector will verify that the deck can adequately hold what you put on top of it., and that the footings have been dug to the correct dimensions.

Yes, in most cases, you can back out of your offer if you’re unsatisfied with something in the inspection. However, there is usually no recourse for doing so. The only exception would be if you waived the home inspection, a somewhat common practice to get your offer accepted in a highly competitive market. Waiving the home inspection doesn’t prevent you from getting an inspection, but you usually can’t walk away from the home after the inspection if there’s something wrong.

It’s a good idea to conduct a DIY attic inspection at least once a year to look for signs of water damage, pest infestation, and damage to the underside of the roof decking. If you suspect any problems, call in a professional to confirm and come up with a solution. You should also hire a pro to inspect an attic before purchasing a home, and you can have an inspection done as a seller to entice buyers to move forward with an offer or purchase.

The standard home inspection period is typically around 10 days from when your offer is accepted, but this can range from one week to 21 days. The exact duration depends on factors like your location, the current state of the housing market, and how quickly the seller needs to close the deal. This period is the time you have to conduct a home inspection and decide whether to move forward with the purchase or back out. To confirm your specific timeline, you should check your offer agreement, as the language defining the inspection period will be included there.
