A Pro Inspection

A Pro is awesome. Damon and his team go the extra mile to make sure you understand their findings, answer your questions and offer sound advice. With almost no notice, they came back to re-inspect after repairs were made when I was on an impossible deadline. Highly recommend!

Went well. They caught termite damage that our separate termite inspection missed. Well worth the extra cost to have the job done right.

The inspectors took their time and patiently went through every detail with me. It's obvious that their expertise and experience found things such as wood rot that others wouldn't have taken the time to find. They also revealed some safety concerns which are now being repaired at the expense of the seller prior to closing on our new home. The explanation of each item and being onsite during the inspection was more helpful than any other pre purchase inspection in the past six homes I have purchased. We used A-Pro for a pre-purchase inspection and were initially happy with Damon & Michelle's service. The price was higher than competitors, but their reviews seemed to justify the extra cost. They were punctual and initially appeared to be thorough. He is definitely very experienced. After we moved in, however, we noted two serious problems that were missed. FIrst, there was a gas leak in the garage. Damon got the gas turned on to check the water heater and checked the heater itself, but did not catch a slow gas leak at the water heater connection. After we moved in I entered the garage and noticed the telltale smell and called the emergency gas number, where they confirmed the wrong fitting had been used in the connection.
Second, when Damon inspected the attic the report noted sufficient insulation. The report did not mention a repaired ceiling where the previous owner had not replace the insulation at all, leaving just bare drywall between the ceiling and the attic. The temperature difference caused condensation on the ceiling in my son's closet and eventually caused black mold to grow. After we called a mold specialist to take care of that problem, they found the cause of the problem within seconds of entering the attic. The missing insulation was only about 6 feet from the attic access hatch and I'm not sure how it was missed on the initial inspection. Most disappointing is that after I emailed A-Pro about the problems they did not reply.
There are plenty of inspectors in Pensacola. If I need those type of services in the future I'll definitely go elsewhere.

Outstanding value and service! Damon and his wife Michelle provided outstanding service during their visit to our new home.
We had a very tight schedule to accomplish this inspection; the house was not complete until Tuesday, and we were closing on Friday. Damon squeezed in the inspection on Wednesday afternoon, and even worked around our busy work schedules. He arrived around 2 PM and conducted the inspection. We arrived at the house straight from work at 4:30 PM and they were just wrapping up; they provided us over an hour of walk-throughs, explanation, and even some tips on living in the area (our first house in Florida!).
Due to a delay by the builder, our natural gas had not yet been turned on; Damon explained that we could contact him the next week and schedule a re-inspection of the gas lines. Damon and Michelle also conducted a wind-mitigation survey in conjunction with the inspection for a nominal fee; this will save us hundreds per year on homeowner's insurance.
We had a professional inspection report, complete with recommendations and color photos by noon on Thursday. In addition to e-mail document delivery, the inspectors maintain our documents online for us to reference at any time. Damon and Michelle also compile a list of the appliance model and serial numbers for use in a recall tracking program -- also very useful for the stack of warranty registration cards we need to fill out.
If value, professionalism, and thoroughness were the only things I cared about, A-pro would easily get an A+/100% rating from me. However the personal service, friendliness, and care we felt from Damon and Michelle mean that we would recommend A-Pro to anyone and we feel they live up to their "200% guarantee".

Due to me being out of town when inspection happened our realtor was nice eneough to go along with. Everything was done proffessionally and I couldn't have asked for anything to be done better. I'm unsure if they do this for all there customers but he recorded a video to show us where the main valve to shut the water and the electricity off is. He also showed us where the vents are that we would need to clean out one a month on the HVAC system. He then did a walkthough of the house brefling showing everything. It was amazing for him to do this since we are not there and have been dying to get the best pictures of the house to show friends and family. I will be recommending this company to anyone moving in the area they cover what an amazing job they did.

Damon and Michelle were great to work with. I communicated mostly with Michelle via phone and I was unable to be there for the inspection. All my questions were answered and the inspection with incredibly thorough, insightful even. They did not push extra services on me and provided sound advice.
I would recommend them to anyone needing a home inspection.

We had our homeowner's inspection today, and my husband and I were both so impressed by Damon and Michelle. They were thorough, and made sure to point out things we should be aware of once we take possession of the house. We are first time buyers, so I found it very comforting that they took the time to give us so much information. Damon even gave us a quick tutorial on using our in-ground sprinkler system. They even said that a re-inspection after the repairs are competed is included. I would absolutely recommend them to anyone buying a home. Worth every penny!

Damon and Michelle did our home inspection this morning and were absolutely wonderful! Aside from being friendly, they were extremely professional and thorough. Our 1527 square foot house on just under a half acre took about 2.5 hours to inspect, leaving us feeling quite comfortable that they had checked everything. They were great about letting us ask questions and gave us some truly helpful advice. Michelle was friendly in offering to give us recommendations for any service providers we may need now or in the future, telling us we could feel free to call anytime. Damon explained not only things that needed to be fixed, but also things that we should know as first-time homeowners. They always made sure to come discuss things with us as they found issues, and did so in a manner which we could understand (i.e. they didn't try to impress us with their technical language, they wanted us to actually know what was going on). They also took a lot of pictures as they went through to make for easy documentation of problem areas in the report.
This may be the first home we will own, but I have been present for more than a few home inspections in my life. Damon and Michelle are honestly the most professional, thorough and personable home inspectors I have come across. I feel as though we are going into this purchase with our eyes wide open, and feel great about it. They even offered to come back to the house, at no additional charge, to take a second look at any repairs the current owner had done to ensure they were done properly. Thanks to them, we feel confident entering into this huge investment. I can recommend them without hesitation.

Damon and Michelle were very organized from booking service to completion. They were very personable and walked us through all their findings in detail. They definitely made us feel comfortable with their knowledge of a stucco sided house which was a major concern for us. They were always very responsive through all phases of the inspection. Two months after the inspection, we needed additional information for the insurance company and they responded right away.

The Home Inspection was outstanding. This particular inspection was a gift from a younger brother to an older sister. My sister's husband thought hiring a professional home inspector to inspect a new home was a waste of time and money; due to the home being inspected by both the builder and VA. To their surprise, the home inspector found several issues with the new structure. In the end, several outlets did not work, several areas around the structure was not sealed, there were a couple issues with doors, crown molding around the structure was not correct and there were several other issue. However, when all issues were brought to the attention of the builder, they were upset that we hired a professional Home inspector to inspect the new structure. In the end the Home Inspection paid for itself four or five times over. Well worth the money and experience.
Everyone is out to cover their own back; someone needs to cover the customer when purchasing a new property.
