Second, when Damon inspected the attic the report noted sufficient insulation. The report did not mention a repaired ceiling where the previous owner had not replace the insulation at all, leaving just bare drywall between the ceiling and the attic. The temperature difference caused condensation on the ceiling in my son's closet and eventually caused black mold to grow. After we called a mold specialist to take care of that problem, they found the cause of the problem within seconds of entering the attic. The missing insulation was only about 6 feet from the attic access hatch and I'm not sure how it was missed on the initial inspection. Most disappointing is that after I emailed A-Pro about the problems they did not reply.
There are plenty of inspectors in Pensacola. If I need those type of services in the future I'll definitely go elsewhere.
"When the customer tried to contact us, we were out of the state attending a family member's funeral and arrangements. We did not have phone or email capability at that time. As for the gas leak, in the report, it states that there were no gas leaks indicated with gas detection equipment. The gas company also does a check confirming no gas leaks before leaving the gas turned on. If a leak was found by the gas company at a later date, that is beyond the scope of the inspection. Fittings are also beyond the scope of the inspection standards for any inspection company. As for insulation, it is clearly stated in the inspection report that adding insulation is considered an upgrade. The mold could have been addressed had they purchased the warranty from RWS as advised, rather than another warranty company. Our company provides additional coverage for just such incidence, but the warranty company is the point of contact, not the inspector or inspection company. The extra protections, including the buy the home back within 90 days of closing are all covered by additional premiums paid for by the inspection company( A Professional Inspection Inc.) The additional coverage requires a slightly higher expense for a much more valuable inspection than discount type inspection companies. We can not compel who the buyer purchases extended warranties from, however had he purchased one from the warranty company that covers our inspection for 90 days, he would have received and additional six months coverage at no additional charge."
We had a very tight schedule to accomplish this inspection; the house was not complete until Tuesday, and we were closing on Friday. Damon squeezed in the inspection on Wednesday afternoon, and even worked around our busy work schedules. He arrived around 2 PM and conducted the inspection. We arrived at the house straight from work at 4:30 PM and they were just wrapping up; they provided us over an hour of walk-throughs, explanation, and even some tips on living in the area (our first house in Florida!).
Due to a delay by the builder, our natural gas had not yet been turned on; Damon explained that we could contact him the next week and schedule a re-inspection of the gas lines. Damon and Michelle also conducted a wind-mitigation survey in conjunction with the inspection for a nominal fee; this will save us hundreds per year on homeowner's insurance.
We had a professional inspection report, complete with recommendations and color photos by noon on Thursday. In addition to e-mail document delivery, the inspectors maintain our documents online for us to reference at any time. Damon and Michelle also compile a list of the appliance model and serial numbers for use in a recall tracking program -- also very useful for the stack of warranty registration cards we need to fill out.
If value, professionalism, and thoroughness were the only things I cared about, A-pro would easily get an A+/100% rating from me. However the personal service, friendliness, and care we felt from Damon and Michelle mean that we would recommend A-Pro to anyone and we feel they live up to their "200% guarantee".
I would recommend them to anyone needing a home inspection.
This may be the first home we will own, but I have been present for more than a few home inspections in my life. Damon and Michelle are honestly the most professional, thorough and personable home inspectors I have come across. I feel as though we are going into this purchase with our eyes wide open, and feel great about it. They even offered to come back to the house, at no additional charge, to take a second look at any repairs the current owner had done to ensure they were done properly. Thanks to them, we feel confident entering into this huge investment. I can recommend them without hesitation.
Everyone is out to cover their own back; someone needs to cover the customer when purchasing a new property.
