Asbestos siding can be dangerous if disturbed because the material itself poses a health risk. Asbestos is one of the leading causes of lung cancer as it causes mesothelioma—an aggressive cancer. Asbestos can also cause irreversible damage to your lungs by creating a buildup of scar tissue, called asbestosis. Since DIY asbestos removal isn’t the best option to save money, there are other steps that you can take to help cut costs when dealing with this project. After speaking with your asbestos removal expert, discuss if encapsulation is an option. If it is, you can save between 15% to 25% on overall project costs over demolition and disposal. In addition, when speaking with your professional, discuss if there are any tax credits available for your removal project. Finally, check with your homeowner’s insurance to see if any removal costs might be covered. However, be aware that this is usually only applicable if the asbestos is due to a covered incident, like a tree falling into your roof.  

Whether or not to buy a home containing asbestos is ultimately a decision for the homebuyer, and there are several things to consider. When in good condition and contained, asbestos is unlikely to present a health risk—it’s when those tiny fibers are loose and airborne that they become a problem. Consider any renovations you plan on doing to the home that could disturb existing asbestos and the cost of removal. Epoxying over asbestos tiles is generally considered a safe option when done correctly. Epoxy acts as a sealant, encapsulating the asbestos tiles and preventing the release of asbestos fibers into the air. The key is ensuring that the asbestos tiles are in good condition, firmly adhered to the substrate, and not damaged or deteriorating. This method is only appropriate for tiles that are undamaged and securely in place. If the asbestos tiles are already loose, damaged, or deteriorating, encapsulating them with epoxy may not be a sufficient solution, as it might not address the potential for ongoing asbestos exposure.
