Customers say: Quality work

"Salvador and Team were so responsive! I put a need out on Home Advisor and my phone rang 3 minutes later! Anticipating a few days wait, I was so happy to have the team show up the next morning for an estimate for our plumbing and basement work. He gave lots of options for service and was very up front with the pricing. He charged us (ultimately) less than he quoted originally. He worked with another contractor and worked a 9 hour day until it was done! If you need detailed plumbing work, an experienced and knowledgeable contractor AND a friendly, approachable (and honest- no sales jobs here!) plumber, contact Lion Rooter. Thanks, Salvador and Team!"

"Had recieved a few quotes from other companies that I felt defeated when they left. I was told my faucet and disposal were no good and that their products were better. I was told I would receive discounts but then weren't included. So feeling frustrated I reached out to RossCo Service Plumbers for one more quote and I am so so thankful I did!!! The owner Richie called and set up a time to come out that day that was convenient for me. He and his son arrived right on time and were super personable and professional. I showed him what I needed help with and he walked me through what all needed to be done. No sales tactics. Straight forward and honest which I so appreciated and his bid was lower than all the others. I hired him on the spot. Richie and his son got to work right away even though it was a beautiful Friday towards the end of their work day. I said I was ok with waiting till Monday and they insisted on taking care of it then and didn't want me to go without a working kitchen faucet over the weekend. Who does that? They kept me updated as to what they were doing and answered all my questions. Before they left they walked me through all they did which was a really cool thing. I respect their honesty and professionalism. Honest, reliable and trustworthy guys. Will definately call on them in the future and they will be my recommendation to anyone who needs any plumbing work done."

Plumbing questions, answered by experts

Newer homes in Washington require minor fixture cleaning due to mineral-heavy groundwater. As homes reach twenty to forty years old, you must replace failing polybutylene pipes and aging water heaters. Older properties from the mid-twentieth century demand full repiping to remove corroded galvanized steel and cracked cast iron drain lines. Persistent regional moisture also accelerates pipe corrosion in poorly ventilated crawl spaces over the decades.

Helpful?

Keep pipe freeze protection supplies ready, as Spanaway experiences winter hard freezes. Store sump pump maintenance gear to handle ground saturation from heavy rainfall and clay-heavy soils. Maintain supplies to clean mineral scale buildup caused by local groundwater. For homes with crawl spaces, keep vapor barrier inspection tools handy to monitor moisture. Always retain documentation of your past permitted plumbing work for future reference.

Helpful?

Heavy clay soils and a high water table in Spanaway complicate underground plumbing work, causing pipes to shift or crack. Confined, damp crawl spaces require extra time to navigate during repairs. Properties on private septic systems or private wells demand additional coordination with local health regulations. Older homes feature outdated materials like polybutylene or galvanized steel, which require extensive replacement rather than simple fixes.

Helpful?

Mandatory local permit inspections automatically extend significant plumbing projects across multiple visits in WA. Damp or flooded crawl spaces require a drying period before contractors proceed with repairs. Discovering deteriorated polybutylene or galvanized pipes expands a simple fix into a multi-day repiping project. Heavy winter rain and unstable clay soils force professionals to stage underground excavation work around clear weather windows.

Helpful?

Address active leaks, sewage odors, and frozen pipes immediately to prevent rapid structural damage in Spanaway. Failing polybutylene pipes and well water contamination also require urgent intervention. Schedule non-emergency plumbing tasks, like fixing slow drains or replacing an aging water heater, during normal business hours. Complete camera inspections of older sewer laterals before the wet winter season increases ground saturation pressure on your underground lines.
