"Kingdom Construction is a Christian-owned company with complete integrity. Their prices are fair, employees professional and polite, and work was completed on time with the yard looking great when they left. I'd hire them again for any construction or removal services."

"I hired Down South Landscaping & Maintenance to do a "fall clean up" of my recently purchased property, which had not been properly maintained for a number of years. Michael Austin of Down South was one of the first to respond to my post on Angi. As requested, he promptly provided a detailed estimate for cleaning the yard and beds including, application of preemergent weed control. I also obtained and accepted Down South's remarkably reasonable estimate to trim all the bushes. Michael kept me informed about his schedule and arrived promptly on the morning we had targeted to begin the work. Michael worked side by side with his crew to complete the project within budget, and ahead of plan. More important, the quality of his work was outstanding. The lawn, beds, bushes, and previously untended "woods" look spectacular. I couldn't be happier--- so happy, that after receiving very reasonable written estimates, I have chosen Down South to handle my landscape maintenance including mowing, semi-annual clean-ups, gutters, and snow plowing as needed. ⁹"

Fencing questions, answered by experts

For fencing projects in Roanoke, you'll need to obtain both a building and zoning permit from the City of Roanoke Permit Center. A detailed site plan showing the fence's location, height, and materials is required. If your property is in a historic district, approval from the Architectural Review Board is also necessary. Always confirm requirements with the City of Roanoke Planning Division to ensure compliance and avoid project delays.

Helpful?

In Roanoke, wood fences should be inspected annually for rot or insect damage and resealed every two to three years. Vinyl fences benefit from seasonal cleaning to remove pollen and mildew, while aluminum fences need periodic checks for loose fasteners and occasional touch-up paint. The City of Roanoke recommends keeping fence lines clear of vegetation to prevent moisture buildup and extend the life of your fencing investment.

Helpful?

In Roanoke, homeowners often overlook confirming property lines with the City of Roanoke Real Estate Valuation Office, leading to disputes. Setting posts too shallow is another frequent error, especially in areas with clay soil. Inadequate attention to drainage can cause premature wood rot. For best results, consult local authorities before starting and consider hiring a professional familiar with Roanoke's terrain and permit requirements.

Helpful?

Roanoke's four-season climate means spring and early fall are optimal for fence installation due to milder temperatures and softer soil. Summer heat can cause wood to expand, so allow for slight gaps between boards. Winter installations may require specialized tools for frozen ground. According to the National Weather Service, Roanoke's rainfall can impact wood longevity, so proper drainage and moisture-resistant materials are recommended.

Helpful?

In Roanoke, pressure-treated pine is popular for its affordability and ability to withstand the region's humidity, but it should be sealed regularly. For low-maintenance options, vinyl performs well against local rainfall and seasonal changes. Aluminum is ideal for sloped yards common in Roanoke. Local suppliers often stock cedar, which resists insects—a frequent concern in VA—so check with Roanoke-area hardware stores for regionally suited materials.
