The Jacobs Ladder crew as also very experienced and industrious, and never had any down-time on the job. As I monitored their work, I would address any questions to Victor, and any questions or concerns were always promptly discussed and addressed in a professional and courteous manner. I was very happy with the quality of work done by each crew member, and each was courteous, positive in attitude and professional throughout the entire job. Because I chose to have all the existing Masonite siding torn off prior to installation of the WRB and siding, we had the benefit of being able to check the condition of the underlying sheathing, to ensure no rot, prior to installing the WRB and new siding. We had no rotting sheathing, but we did discover a rotting framing member beneath the top section of our front arched window, so I elected to replace the entire window with a 'new-construction' window. As the window had to be special-ordered, this aspect of the work was delayed slightly until the window arrived, but it was promptly installed once it arrived. We also elected to replace our existing dining room bay window with a new 'replacement window' to eliminate minor but annoying gaps due to normal settling, but we did not replace any of our other double-hung wooden casement windows as they were all still in good shape. On those windows, we simply ensured that new, butyl-based window flashing was installed and properly integrated with the WRB, to best ensure continued, leak-free service for years to come, and this work was done very professionally. As examples of the professionalism of their work, as I had a continuous ridge vent installed during a recently preceding roof replacement, Jacobs Ladder rightly recommended that the existing louver-vents in my attic be boarded over during their siding installation, to prevent interference of the old louver-based attic ventilation with the new ventilation provided by the ridge vent. This approach is a generally-recommended best-practice in attic ventilation that utilizes a ridge vent, and so I was pleased that they recommended and implemented that approach. In addition, when wrapping the window sills, they neatly under-cut the window jamb-liners so they could install the aluminum trim coil under the jamb liners and all the way up to the intersection of the window sill and stool to ensure the most complete and water-tight sill wrapping, an approach that is also considered a best-practice, but not done by all installers. In addition, rather than drilling periodic holes through my existing soffit to ensure adequate soffit venting to work with my recently-installed ridge vent as some bidders had suggested, they completely removed my existing pressed-board soffit and vent prior to installing new, continuous Invisivent vinyl soffits, thus ensuring the maximum soffit ventilation to work in conjunction with my ridge vent. Overall, their use of best-practices in installing the siding, soffits, window trim and other aspects of the work set them apart from some of the other bidders, and resulted in a superior end product and installation. At the end of the job, they suggested I take a couple of days to inspect the finished work and get back with them with any questions or changes. I did a thorough inspection, and gave them a punch-list/list of touch-ups/questions, and after discussing each of them, they immediately made all agreed-upon modifications or touch-ups, which again ensured a superior installation that I am well-satisfied with. In summary, I believe Jacobs Ladder demonstrated a superior understanding of and regard for the particular needs of my siding and window installation work during the bidding process, gave me a very experienced Project Manager (Justin Pittman) and Crew Chief (Victor), used experienced, conscientious and well-supervised crew, and installed my siding, weather-resistive barrier (Tyvek), butyl-based window flashing, aluminum window trim, soffit vents, new-construction and replacement windows and porch railing using best practices, and didn't leave until all agreed-upon punch-list/touch-up items were completed to my satisfaction. I am particularly happy with the quality of the project-management services provided by Justin and the installation provided by Victor, and believe they are as experienced and as conscientious a team as you will find in the Richmond area. As the products and installation prove themselves in the next few years, I may provide updates to this report."},"url":"https://www.angi.com/companylist/us/va/henrico/jacob%27s-ladder-siding-roofing-windows-painting-reviews-315421.htm"},"position":6},{"@type":"ListItem","item":{"@type":"LocalBusiness","name":"Exceptional Construction and Painting, LLC","address":{"@type":"PostalAddress","addressRegion":"VA","addressCountry":"US"},"review":{"@type":"Review","author":{"@type":"Person","name":"Elizabeth B."},"reviewBody":"Michael Wilkins showed up on time for the estimate, walked around slowly inside and outside, asked intelligent questions, and gave us good recommendations and options on each aspect of the job. He prepared an estimate the same day. We live in the country, and it's hard to get contractors to come to us. Michael's price was well within reason, and he provided extensive itemization and thorough explanations. We added on a few extra projects here and there, but the price increase for those items was fair and reasonable. The workmen were all experts in their respective areas (painting, drywalling, carpentry, etc.). They were polite, professional, pleasant, and hard working. They cleaned up the work site each day so that my house was livable. The job took a little longer than planned, but weather and my additional little jobs contributed largely to the delay. They did a superb job on everything. When they finished, I marked a few places I wanted them to go back over, and it was done with a smile. They left me a touch-up kit too. Michael and his crew truly want a happy customer. I am thrilled with the job they've done, and I have already hired them to make repairs to my chimney and garage and paint the garage doors. I'm so glad I've found Michael Wilkins and his company. I have many more projects to do in the future, and they will be my guys!

On the service date, I had been promised the worker's arrival at 8am, and was told he would stay as long as needed to complete all items on my list. One day prior to the scheduled date, I received a call and was told the worker would be delayed on arrival because he had to do an estimate first thing that morning. OK, I am alright with this. Then, on the morning of service, what should have been a 9:30am arrival turned into a 10:45am arrival. Wow, that put bad taste in my mouth. Already I knew worker would not get all things completed that I wanted done. Mr. Handyman said they could come back first thing the next day to finish work, but that didn't work with my schedule, as I had to leave home for work next day. Apparently Mr. Handyman doesn't consider the customer's schedule in their thought process. Overall I think worker who came to my home did good work, but I think their labor rates are atrocious. I paid less per hour for a computer repair person than a handyman, and another Mr. Handyman office explained to me that labor rates so high b/c workers are multi-skilled and can (for example) do plumbing, electrical, carpentry, etc as needed. I only needed carpentry and general handyman services, so not sure why I am paying for premium (other) skillsets I don't need. I was also put off when Mr. Handyman scheduler gave me hard time on phone that I am 'outside' their service area, and they were unfamiliar with my location. If I had been asked, I would have gladly provided directions to my home, and my apologies if I live out in the sticks. Even homeowners in rural areas need service, so please make it more clear on your website if you prefer not to have me as a customer in the future. . Finally, I was told that for my inconvenience, I would receive $25 off hourly rate for service in exceed of 2 hours. The worker was at my home 6.75 hours, and I did not receive $25 off each hour past 2 hours. I received 1 credit of $25, which is not what was told to me on phone. Wow, talk about misleading. I cannot, and will not in good conscience recommend this company to anyone, and not sure I will ever use you again. Living in the 'sticks', I am limited on which companies will come to my home, which I think VERY unfortunate as even rural customers need service providers at their home occasionally, particularly when homeowner/customer not physically able to do all things, or versed in how to do so. But, since moving to VA I have run into many service providers that like to cherry pick their customers, so perhaps Mr. Handyman is one such provider. Shame, your busines acumen does your company a real dissservice. We had budgeted 10K for the fence, which was right in the middle of the two estimates, so our decision was made by economics, but in hindsight, it would have been the right decision no matter the cost. The fence is beautiful, and blends with the neighborhood and home-style better than the other option would have. Minor's Fence made 3 trips to our home, the first to set the perimeter, the second to set the posts, and then to hang the rails. The crews that came out for the actual installation were very professional, each crew member obviously knew their job very well. They were able to complete the job in 2 days (1 day for the posts, which they allowed to 'set' in the concrete for a few days before hanging the rails) I had a handyman friend of mine staying at the home doing some inside carpentry, who also has experience with fencing / decking. He was impressed with the quality of the workmanship, the fence runs are perfectly straight, including a 300'+ run that went through some wooded areas. The other thing to mention is the quality of the materials used. I could not have purchased the material at the local 'big box' stores, this fence is going to last 30 years or more.
I would feel comfortable recommending Minor's Fence."},"url":"https://www.angi.com/companylist/us/va/ashland/minor%27s-fences-reviews-312174.htm"},"position":9},{"@type":"ListItem","item":{"@type":"LocalBusiness","name":"Peanut Brandon","address":{"@type":"PostalAddress","addressRegion":"VA","addressCountry":"US"},"review":{"@type":"Review","author":{"@type":"Person","name":"Alwin H."},"reviewBody":"Over a long period of time, he has done a lot of things for me. "Time management was poor at best. Crews running too many jobs at the same time. My bathroom remodel took over 8 months to finish after a 90 day projection. ATTENTION TO DETAIL WAS VERY VERY BAD!!! Flooring was not laid smoothly (tile). Multiple holes cut in new sheet rock to hang light fixtures.. Apparently Troy can't use a tape measure properly. He was the supervisor that got fired. 1 of the workers was smoking weed in my house (we don't smoke anything inside). Neil the owner cannot be trusted to tell you the truth. Very dishonest people, company. BUYER BEWARE!!!!"

"A Home Renovation LLC (Owner: Javier) Overall Rating: 2 out of 5 Stars (DO NOT RECOMMEND) I hired A Home Renovation LLC for a porch renovation, which included a smaller, agreed-upon auxiliary job. While the project was completed, the experience was deeply unsatisfactory due to both subpar workmanship in highly visible areas and the highly unprofessional and belligerent behavior of the owner, Javier. Issues with Professionalism and Communication Javier is exceptionally challenging and argumentative to work with. His communication was defined by open hostility, sarcasm, and dismissal of customer input. Argumentative and Dismissive: He was openly hostile to basic customer questions and input. When questioned, he repeatedly reminded me that he had "been doing this work 10 years," using his asserted experience to dismiss any concern or design preference I had. Rude and Disproportionate: When I politely requested an itemized receipt, his immediate, disproportionate response was: "Jesus Christ you told me at my earliest convenience. I'm working on it. I've been busy." This established a tone of disrespect for the entire engagement. Excusing Poor Quality: When a flaw in the completed work was pointed out, Javier’s response was, "you get what you pay for," suggesting low quality was justified despite our agreed-upon contract price. Contractual Obligation Treated as a "Favor": He treated the small, agreed-upon extra job as a personal favor rather than a commitment under our contract. Critical Workmanship and Material Damages The structural work was adequate, but the final, highly visible details suffered from poor execution and damaged materials. Poor Workmanship: The final detailing includes uneven cuts and poor finishes in prominent areas. Material Damage: We noted several critical material damages upon final inspection: Cracked stair post tubing. The hand railing running down the stairs is badly scratched. A new white handrail has a noticeable black stain on the bottom. Conclusion Had Javier been willing to engage respectfully, I might have been able to overlook minor imperfections. However, his belligerent attitude, combined with noticeable flaws and material damage, makes this unacceptable. I now require that all noted issues, including specific poor workmanship and material damages, be corrected immediately or that I be reimbursed for the cost of professional repairs. Due to Javier's conduct, A Home Renovation LLC has lost any opportunity for future projects I had planned. I strongly advise others to look elsewhere unless you can handle the disrespect."

FAQs for contractor service projects in Hopewell, VA
Generally, general contractors charge between $50 and $150 hourly, though not every contractor charges by the hour. If charging based on the project, you can expect a markup of 10% to 20% of the construction cost. You can expect to pay between $300 and $500 daily if charged by the day.
General contractors are the ones that coordinate home construction projects. They are in charge of the day-to-day oversight of the subcontractors to ensure that the project is completed on time and to resolve problems as they arise. General contractors:
Complete pre-construction planning, both with the customer and crew
Provide realistic cost estimates
Develop construction timelines
Ensure deadlines are met
Acquire permits as needed
Purchase supplies and materials
Before hiring a general contractor for your home project, it’s a great idea to write down a list of questions to discuss with each prospect. Some example questions to get you started include:
Which types of insurance do you carry?
Can you provide a list of references?
What is the expected timeline for this project?
How will my project be supervised?
Will you hire subcontractors for the job?
What is the best way to communicate changes?
Will you obtain all of the required building permits?
While city and state laws vary on general contractor licensing requirements, hiring an unlicensed general contractor could lead to poor quality work, costly future expenses, and potential code violations. Be sure to check our state licensing tool to review the local general contractor guidelines for your area.
As you browse our pro listings, take note of the “Angi Approved” badge. Angi Approved businesses meet our standards for certification which include:
The owner, principal, or relevant manager passed a criminal background check
Required to have applicable state and local licenses
Maintain an average star rating of 3.0 or better on our network, if they have at least one review
Paying to advertise their services
Meeting any other eligibility criteria required by Angi
Keep in mind licensing is different from certifications. A license is a legal requirement to operate a business, while certifications are voluntary.
Yes, most general contractors require a down payment for project completion. A reasonable down payment for a contractor is 10% to 25% of the total project cost, though that will vary based on project size and location. The down payment helps cover the upfront costs of materials and permits and helps ensure payment for the project at hand.
